Background <br /> On .luly,10, 2007, the Board of Supervisors approved a General Plan Map Amendment application <br /> (PA-0700116)to amend the General Plan designs#ion of the subject parcel from AIL(Limited <br /> Agriculture) to 111- (Limited Industrial) and approved a Zone Reclassificatioh`app lication <br /> (PA-0600651) to change the zoning of the subject parcel from AL-10 (Limited Agriculture, 10-acre <br /> minimum) to I-W (Warehouse Zone). <br /> On October 8, 2007, the Community Development Department approved a Lot Line Adjustment <br /> application (PA-0700399) on the subject parcel and three abutting parcels to the north. The <br /> original lot size of the subject parcel was 66.39 acres. The resultant parcel on which the project <br /> will be located is 35 acres. <br /> Lot Line Adiustment <br /> The recordation of a "Notice of Lot Line Adjustment"for Lot Line Adjustment application <br /> PA-0700399 shall be filed prior to the approval of the Site Approval application. <br /> Improvement Plan <br /> The improvement Plan shall indicate the lot dimensions and setback of the proposed gate. <br /> Development Title Section 9-1022.2(f) states any gate, other than gates for pedestrian use only, <br /> shall be set back or recessed a minimum of ten (10)feet from the property line unless there are at <br /> least sixteen (16) feet between the property line and the edge of the traveled roadway, in which <br /> case the setback requirement is waived. <br /> Parkin <br /> Development Title Table 9-1015.3(a) requires 1 parking space per 1000 square feet of building <br /> and 0.67 parking spaces per employee for the Equipment Sales & Repair- Farm Machinery, <br /> Repair and Equipment Sales & Repair- Heavy Equipment, Repair use types and requires 2 <br /> parking spaces per 1000 square feet of building and 0.67 parking spaces per employee for the <br /> Equipment Sales & Repair- Farm Machinery, Sales use type. As a result, a minimum of 383 <br /> parking spaces are required for the proposed project. Development Title Section 9-1015.9 allows <br /> the Community Development Department to modify the parking requirements when the <br /> requirements of the Chapter may be considered insufficient or excessive. The applicant has <br /> requested a reduction in the required parking spaces to require a total of 278 spaces. The <br /> parking requirements in regards to this project are deemed excessive as the accessory uses and <br /> service bays do not trigger the requirement of separate parking spaces. The applicant will be <br /> required to show 278 parking spaces on the Improvement Plan. <br /> Access <br /> The access driveway off of Manthey Road shall have a width of no less than twenty-five (25) feet <br /> for two-way aisles and sixteen (16)feet for one-way aisles, except that in no case shall driveways <br /> designated as fire department access be less than twenty (20) feet wide (Development Title <br /> Section 9-1015.5). A revised Site Plan will be required indicating the dimensions of the proposed <br /> driveways. <br /> 2 <br />
