PA-1100139 OF CAMPORA PROPERTIES (CIO SEIGFRIED ENGINEERING) (APN: 171-300-19)(2525 South Mariposa Rd., Stockton) The applicant has submitted the above referenced Site Approval pre-application to relocate the existing propane fueling station and remodel a portion of the existing maintenance building. The project is located 2,000 feet east of Farmington Road on the south side of South Mariposa Road. The project site contains 3.85 acres and existing uses include a maintenance building, office building, propane fueling station and storage equipment yard. The parcel has a General Plan Designation and Zoning of General Industrial. The northern and western properly lines intersect at East Mariposa Road and State Route 99 West Frontage Road. The eastern property line is adjacent to State Route 99. The southern property line is adjacent to property zoned General Industrial and is currently vacant. Background The current request for the Campora Propane Station is due to Cal Trans acquiring 0.11 acres of the project site for future road re-design and highway widening. Currently, the proposed acquisition area contains a propane fueling station which will need to be relocated. The Campora refill trucks and retail customers will need to access the station and exit from the site to the proposed Frontage Road improvements. All proposed on-site improvements and new traffic circulation patterns will need to meet the minimum setback, access, parking and driveway standards as discussed in this memo.
