PA-1100139 OF <br /> CAMPORA PROPERTIES (CIO SEIGFRIED ENGINEERING) <br /> (APN: 171-300-19)(2525 South Mariposa Rd., Stockton) <br /> The applicant has submitted the above referenced Site Approval pre-application to <br /> relocate the existing propane fueling station and remodel a portion of the existing <br /> maintenance building. The project is located 2,000 feet east of Farmington Road <br /> on the south side of South Mariposa Road. The project site contains 3.85 acres <br /> and existing uses include a maintenance building, office building, propane fueling <br /> station and storage equipment yard. <br /> The parcel has a General Plan Designation and Zoning of General Industrial. The <br /> northern and western properly lines intersect at East Mariposa Road and State <br /> Route 99 West Frontage Road. The eastern property line is adjacent to State <br /> Route 99. The southern property line is adjacent to property zoned General <br /> Industrial and is currently vacant. <br /> Background <br /> The current request for the Campora Propane Station is due to Cal Trans acquiring <br /> 0.11 acres of the project site for future road re-design and highway widening. <br /> Currently, the proposed acquisition area contains a propane fueling station which <br /> will need to be relocated. The Campora refill trucks and retail customers will need <br /> to access the station and exit from the site to the proposed Frontage Road <br /> improvements. All proposed on-site improvements and new traffic circulation <br /> patterns will need to meet the minimum setback, access, parking and driveway <br /> standards as discussed in this memo. <br /> The Community Development Department has reviewed the pre-application and <br /> offers the following comments: <br /> 1 <br /> ................ <br /> _. ... ...... .............................. . <br />
