SA-01-49 OF INDRA& SAVITRI <br /> YADAV/MISSION MOTEL (C/O TRIPLE E ENGINEERING). <br /> The applicants have submitted the above referenced Site Approval Application for <br /> development of a 4.77-acre parcel. The development will include a 1,200 sq. ft. mini <br /> market and gas station with four pumps, a 3,400 sq. ft. convenience restaurant, a 3,400 sq. <br /> ft. full service restaurant and a 25,122 sq. ft. motel complex. The complex will include an <br /> 800 sq. ft. lobby, a 4,000 sq. ft. meeting room/reception area, a four section retail area <br /> totaling 3,500 sq. ft. and a 52-room motel. The Site Approval Application is also to modify <br /> the sign requirements of Section 9-1710 of the Development Title to permit a sign that <br /> exceeds the allowed square footage for the zone. <br /> The project is located at the northwest corner of Mariposa Rd. and State Route 99, <br /> southeast of Stockton. <br /> The Community Development Department has reviewed the application and offers the <br /> following comments. <br /> Noise Exposure <br /> Table 9-1025.9 of the Development Title lists Lodging Services as a noise sensitive land <br /> use with a required interior space noise level of 45 dB Ldn. The applicant submitted a <br /> noise study, "Environmental Noise Analysis Mission Motel and Commercial Center", <br /> dated November 2001, prepared by Bollard & Brennan Inc. The mitigation measures <br /> suggested in the acoustical study will be included in the Conditions of Approval. <br /> Because there is no outdoor activity area and the lot is considered infill it will not be <br /> necessary to met the outdoor noise level of 65 decibels. <br /> Signs <br /> The following findings can be made to modify the sign requirements of Development <br /> Title Section 9-1710 to allow the square footage of the sign face to be larger than 60 <br /> square feet as required in the Development Title: <br />
