1) The proposed signs are consistent with the size of the facility and related structures, the <br /> location of the public access to the development, and other signage in the vicinity. <br /> This finding can be made because the sign will be near the entrances to <br /> the proposed project. Additionally, the sign will provide signage for <br /> approximately 32,374 square feet of businesses on a 4.79-acre parcel. <br /> 2) The height, size and number of the proposed signs are the minimum required to identify <br /> and direct the public to the activities, services and products available on-site. <br /> This finding can be made because the applicant is proposing one sign to <br /> advertise a minimum of four businesses. <br /> Site Approval Application No. SA-01-49 was approved by the Community Development <br /> Department on . The effective date of approval is . This approval will expire on , which is <br /> 18 months from the effective date of approval, unless (1) all Conditions of Approval have <br /> been complied with, (2) all necessary building permits have been issued and remain in <br /> force, and (3) all necessary permits from other agencies have been issued and remain in <br /> force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall <br /> be fulfilled prior to the establishment of the use and the issuance of any building permits. <br /> Those Conditions followed by a Section Number have been identified as ordinance <br /> requirements pertinent to this application. Ordinance requirements cannot be modified, <br /> and other ordinance requirements may apply. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Leanne Mueller, 468-3228) <br /> a) BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. <br /> The Site Plan required as a part of the building permit must be prepared by a registered <br /> civil engineer or licensed architect. This Plan must show drainage, driveway access <br /> details including gates, on-site parking, landscaping, signs, existing and proposed utility <br /> services, and grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is <br /> required for the Site Plan review. (Development Title Section 9-884) <br /> b) APPROVED USE: This approval is for development of a 4.77-acre parcel. The <br /> development will include a 1,200 sq. ft. mini market and gas station with four pumps, a <br /> 3,400 sq. ft. convenience restaurant, a 3,400 sq. ft. full service restaurant and a 25,122 sq. <br /> ft. motel complex. The complex will include an 800 sq. ft. lobby, a 4,000 sq. ft. meeting <br /> room/reception area, a four section retail area totaling 3,500 sq. ft. and a 52-room motel. <br /> The Site Approval Application is also to modify the sign requirements of Section 9-1710 of <br /> the Development Title to permit a sign that exceeds the allowed square footage for the <br /> zone. (Use Type: Eating Establishments, Full Service and convenience; Gasoline Sales, <br /> Combination; Lodging Services, Motel; Retail Sales and Service, Primary) <br /> c) BUSINESS LICENSE: The applicant shall secure an approved Business License for each <br /> business prior to the initiation of the use.
