provided, however, that such light shall not cause a hazard to motorists. <br /> (Development Title Section 9-1015.5[g][41) <br /> g) LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> i) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way <br /> width of Mariposa Road and State Route 99, and all on- and off-ramps shall be <br /> installed at the project site. (Development Title Section 9-1020.9) <br /> ii) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. (Development Title <br /> Section 9-1020.) <br /> iii) Areas of the property which are not part of the project shall be barricaded from traffic <br /> and kept mowed and dust free. <br /> iv) The parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The parking area shall be provided with a minimum of five percent <br /> (5%) of landscaping within the perimeter of the parking area, not including landscaping <br /> along the street frontage. 27 trees shall be planted, evenly spaced throughout the <br /> parking lot. <br /> h) NOISE: The following mitigation measures for reducing interior noise levels shall be <br /> completed: <br /> I) Normal construction practices per the latest edition of the Uniform Building Code. <br /> ii) Air conditioning or mechanical ventilation systems are installed so that windows and <br /> doors may remain closed. <br /> iii) Windows and sliding glass doors are mounted in low air infiltration rate frames (0.5 <br /> cfm of less, per ANSI specifications). <br /> iv) Exterior doors are solid core with perimeter weather-stripping and threshold seals. <br /> v) Exterior walls consist of stucco of brick veneer. <br /> vi) Glass in both windows and doors should not exceed 20% of the floor area in a room. <br /> vii) Windows should have a Sound Transmission Classification (STC) rating of at least 35. <br /> viii)Roof or attic vents facing the noise source of concern shall be boxed. <br /> i) SCREENING: Screening shall be provided and comply with the following: <br /> i) All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. <br /> Screening shall be six (6) to seven (7) feet in height. Outside storage is not permitted <br /> in front yards, street side yards, or in front of main buildings. (Development Title <br /> Section 1022.4[d][2]) �. <br /> j) SIGNS: All portions of any sign shall be set back a minimum of five (5) feet from any <br /> future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) The proposed sign shall be a maximum of 45 feet in height. The sign face <br /> shall be no larger than 104 square feet, as shown on the Site Plan dated December 13, <br /> 2001. <br />
