c. BUSINESS LICENSE: The applicant shall secure an approved Business License prior io <br /> initiation of the use. The Business License maybe applied for concurrently with the building peer.rJ <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> d. STORM DRAINAGE Storm water drainage shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. (Development Title Section 9- <br /> 1135) <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spacas and all major circulation drive lanes shall be surfaced and permanently <br /> maintained with a minimum of two (2) inches of asphalt concrete over an appropriate base. <br /> Bumper guards shall be provided where necessary to protect adjacent structures or properties. <br /> All other areas that are used for vehicular traffic shall be surfaced and permanently maintained <br /> with a chip seal. Aggregate base maybe used for trailer storage areas. <br /> (2) A minimum of twenty-five (25) parking spaces shall be provided, including one (1) handicap <br /> accessible space which shall be van accessible. Accessible spaces shall be located as close as <br /> possible to the primary entrance(C.C.R.,Title 24). (Two(2) spaces are required for every 1,000 <br /> feet of building area. One-half(112) spaces are required for every employee.) (Development <br /> Title Section 9-1 C 15.3) <br /> A. Phase 1: A minimum of nineteen (19) parking spaces shall be provided as part of Phase 1, <br /> including one(1)van accessible space. <br /> B. Phase 2: The remainder of the twenty-five(25) parking spaces shall be provided as part of <br /> Phase 2. <br /> (3) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> f. LOADING: One (1) loading space shall be provided. The space shall be a minimum of 25 feet in <br /> length and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site driveways <br /> and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering <br /> areas for delivery ver icles are provided.(Development Title Section 9-1015.6) <br /> g. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Driveway width at the ultimate right-of-way shall be forty (40) feet maximum. The design of the <br /> driveway shall allow trucks to enter and exit the property without entering into the opposing lane <br /> of traffic. <br /> (2) Access gates shall be recessed from the property line a minimum of sixty five(65)feet. <br /> (3) Aisles between truck parking areas shall be a minimum of fifty-five(55)feet wide. (Development <br /> Title Section 9-1015.6[d)[21) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (DevelopmentTitie Section 9-1015.5[gj) <br /> Conditions of Approval - 2 - SA-01-25 <br />
