(2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however,that such <br /> light shall not cause a hazard to motorists. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All areas not used for buildings,parking,driveways,walkways,approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. At a minimum, a ten (10) foot wide planting <br /> strip is required along adjacent streets. The strip shall be continuous except where crossed by <br /> driveways and walkways(DevelopmentTitle Section 9-1020.8). <br /> j. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities,including storage areas for trash,shall be enclosed by <br /> a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a <br /> dedicated street or residential zone shall not be stacked higher than two (2) feet above the <br /> adjacent screen.(DevelopmentTitle Section 9-1022.4[e][2][A]) <br /> k. UNIFORM BUILDING CODE: The following Uniform Building Code and San Joaquin County <br /> Ordinance requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Building Inspection Division: <br /> (1) Drawings and engineering must be provided to plan check for the light standards installed on the <br /> property. <br /> (2) Drawings and engineering must be provided to plan check for the permit to build the pole bam <br /> structure and shop. <br /> (3) Obtain a demolition permit to demolish the existing office building. <br /> (4) A Building Permit is required for the new mobile office that will be installed on the property. This <br /> office will have to meet the handicap accessibility requirements of Title 24 of C.C.R. <br /> I. UNIFORM FIRE CODE: (Staff Contact:Steve Dalton,468-2229) <br /> (1) The following Uniform Fire Code and San Joaquin County Ordinance Code requirements will be <br /> applicable and shall be incorporated in the construction plans before submittal to the Community <br /> Development Department for a building permit <br /> A. Fire flow hydrants will be provided for the proposed project by use of: <br /> (a) Public water mains(Appendix III-A and III-B of the California Fire Code). <br /> (b) Static water supply(NFPA 1231 of the National Fire Code). <br /> (2) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (3) Key Boxes:A Knox box shall be installed in accordancewith California Fire Code, Standard 10-1 <br /> of Volume 2. <br /> (4) Fire extinguishers shall be installed in accordance to conduct operations hazardous to life or <br /> property(C.F.C.Section 105.2.1). <br /> Conditions of Approval - 3- SA-01-25 <br />
