SA-01-25 OF LLOYD HAWORTH <br /> (C/O FINELINE GUNITE) (4242 EAST MARIPOSA ROAD, STOCKTON) <br /> (APN: 179-082-52) <br /> The applicant is proposing to establish a gunite storage business on a 3.75 acre parcel <br /> of land. This project is to be completed in two phases. Phase one (1) includes the <br /> construction of a 3,200 square foot pole bam to provide storage of gunite materials and <br /> equipment. The applicant will provide on-site parking for eight (8) trucks used for the <br /> gunite business, as well as parking for employees. An existing 1,800 square foot house, <br /> an existing 800 square foot office, and construction of four (4) 320 square foot modular <br /> storage containers will be included in phase one (1) as well. Phase two (2) includes the <br /> construction of a 3,200 square foot shop. <br /> The site is located on the south side of Mariposa Road, 650 feet south of Munford <br /> Avenue, southeast of Stockton. The proposed project is contained in the General <br /> Industrial-Limited use type, and may be conditionally permitted in the Limited-Industrial <br /> (I-L) zone with an approved Site Approval. The property adjacent to the subject site is <br /> zoned either Limited-Industrial or General-Industrial. <br /> The Community Development Department has reviewed the Site Approval application <br /> and responses from other agencies and will be recommending approval subject to the <br /> following Conditions of Approval: <br /> Site Approval Application No. SA-01-25 was approved by the Community <br /> Development Department on . The effective date of approval is . This approval will <br /> expire on , which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been issued and remain in force, and (3) all necessary permits from other <br /> agencies have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be fulfilled prior to the establishment of the use and the issuance of any <br /> building permits.
