The Site Plan required as a part of the building permit must be prepared <br /> by a registered civil engineer or licensed architect. This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK <br /> LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a gunite storage facility to be built in two <br /> phases as shown on the Plan dated March 12, 2001. (Use Type: General <br /> I nd u stri a I-Limited). <br /> (1) Phase I: <br /> • Construct a 3,200 square foot pole barn to provide storage of gunite <br /> materials and equipment. <br /> • Erect a cement silo. <br /> • Establish an area to provide employee parking and storage of eight (8) <br /> trucks. <br /> • Use one (1) existing 1,800 square foot single family residence as a <br /> caretaker home <br /> • Use one (1) existing 800 square foot office for gunite business <br /> • Build four(4) 320 square foot modular storage containers <br /> (2) Phase II: <br /> • Construct a 3,200 square foot shop (building permits for this shop shall be <br /> issued prior to September 1, 2002). <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License <br /> prior to the initiation of the use. The Business License may be applied for <br /> concurrently with the building permit application. (Section 7-1000 of the County <br /> Ordinance Code) <br /> d. STORM DRAINAGE: Storm-water drainage shall be retained on-site. The <br /> drainage pattern and corresponding storm drain improvements shall be shown on <br /> the Site Plan.
