PHASE <br /> ONE WILL INCLUDE CONSTRUCTING A 3,200 SQUARE-FOOT POLE <br /> BARN TO STORE A CEMENT SILE, EQUIPMENT, AND TRUCKS USED <br /> FOR PARKING. PHASE TWO PROPOSES TO CONSTRUCT A <br /> 3,200 SQUARE-FOOT SHOP TO BE STARTED BY THE SUMMER OF 2002, <br /> LOCATED ON THE WEST SIDE OF MARIPOSA ROAD, 650 FEET SOUTH <br /> OF MUNFORD AVENUE. (DISTRICT 4). <br /> APPLICANT: Lloyd Haworth APN: 179-082-52 <br /> INFORMATION: <br /> A portion of the site is currently located within a Federal Flood Insurance Administration <br /> Designated Flood Hazard Area. The 100 year Flood Elevation is undetermined. In addition, <br /> the existing San Joaquin County and City of Stockton Flood Insurance Studies, which delineate <br /> flood risks, floodplains and floodway areas, are currently being reevaluated. The reevaluation <br /> is being conducted by the Federal Emergency Management Agency, Region IX, Building 105, <br /> Presidio of San Francisco, California 94129-1250, telephone (415) 923-7186. The reevaluation <br /> may delineate additional flood risks. The official flood maps are available for review at the <br /> Department of Public Works, 1810 East Hazelton Avenue, Stockton. These flood maps will be <br /> updated when the reevaluation process is completed. <br /> Mariposa Road has an existing right-of-way width of 80 feet and a planned right-of-way width <br /> of 84 feet. <br /> RECOMMENDATIONS: <br /> 1. An encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of <br /> San Joaquin County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $671.00 per <br /> 1,000 gross square foot of building designated as manufacturing in the Stockton area. <br /> The fee shall be automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record.) A credit may <br /> be allowed if it can be verified that the existing development on this site was in operation <br /> on or after April 23, 1990. <br /> (Resolution R-00-433) <br />
