NO RETAIL <br /> SALES OF MATERIAL,LOCATED ON THE SOUTHWEST CORNER OF <br /> MARSHALL AVENUE AND TAFT STREET. (DISTRICT 2). <br /> APPLICANT: David Edwards APN: 127-213-01 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood <br /> Hazard Area. In addition,the existing San Joaquin County and City of Stockton Flood Insurance Studies, <br /> which delineate flood risks,floodplain and floodway areas, are currently being reevaluated. The <br /> reevaluation is being conducted by the Federal Emergency Management Agency,Region IX, Building <br /> 105, Presidio of San Francisco,California 94129-1250,telephone(415)923-7186. The reevaluation may <br /> delineate additional flood risks. The official flood maps are available for review at the Department of <br /> Public Works, 1810 East Hazelton Avenue, Stockton. These flood maps will be updated when the <br /> reevaluation process is completed. <br /> Marshall Avenue has an existing right-of-way width of 50 feet and a planned right-of-way width of <br /> 50 feet. Taft Avenue has an existing right-of-way width of 50 feet and a planned right-of-way width of <br /> 50 feet. <br /> RECOMMENDATIONS: <br /> 1. An Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The Traffic Impact Mitigation Fee may be required for this development. The fee is due and <br /> payable at the time of building permit application. (The fee currently is$174.59 per additional <br /> daily trip-end generated in the Stockton area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as published by the Engineering News <br /> Record. A credit may be allowed if it can be verified that the existing development on this site <br /> was in operation on or after April 23, 1990. <br /> (Resolutions 00-433) <br /> 4. The Water Supply Facilities Impact Mitigation Fee may be required for this development. The <br /> fee is due and payable prior to issuance of the building permit. The fee currently is $184.00 per <br /> 1,000 gross square foot of building designated as Warehouse. The fee shall be automatically <br /> increased on January I of each year through the year 2005 at the rate of 7.66 percent. A credit <br /> may be allowed if it can be verified that the existing development on this site was in operation on <br /> or after April 30, 1991. <br /> (Development Title Section 9-818.4 and Resolutions R-91-327,R-94-185, and R-97-5) <br />
