CONDITIONS OF APPROVAL <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been compiled with, (2) all necessary building permits have been secured and remain <br /> In force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval is for religious assembly to be completed in two phases. Phase 1, to be <br /> completed within 18 months, consists of converting the existing 3,020-square-foot <br /> residence to a religious assembly room, an office, and a classroom for Sunday school. <br /> Phase 2,to be completed within five years, includes constructing a new 4,500-square-foot <br /> sanctuary building and converting the original residence to two offices to be used during <br /> the week and two classrooms to be used for Sunday school only. No day care, other <br /> than during Sunday school and worship services, is permitted as a part of this <br /> application. <br /> b. Submit an Improvement Plan, prepared by a registered Civil Engineer, showing phasing, <br /> drainage, driveway access details, on-site parking, existing and proposed utility services, <br /> and grading. The southernmost driveway shall be removed and properly disposed of. <br /> Stone drainage runoff shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Improvement Plan. Pond <br /> capacity calculations shall be submitted for approval. A plan check fee will be required. <br /> (Section 9-884 of the Development Title) <br /> C. Parking requirements: <br /> (1) A minimum of 20 spaces shall be provided for Phase 1, and the total number of <br /> spaces shall be at least 48 for Phase 2. Sections 9-1015.3 and 9-1015.9 of the <br /> Development Title) <br /> (2) All parking stalls and directional arrows shall be delineated with paint. (Section <br /> 9-1015.5(d) of the Development Title) <br /> (3) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material and asphalt concrete to provide a <br /> durable dust free surface. Bumper guards shall be provided when necessary to <br /> protect adjacent structures or properties.
