-2- <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact Kai Luoma, 468-9567) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect This Plan must show drainage, driveway access details <br /> including gates, on-site parking, landscaping, signs, existing and proposed utility services, <br /> and grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is required for the <br /> Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for a church facility to be constructed in three phases <br /> over five (5) years as shown on the Plan submitted March 19, 1999. <br /> (1) Phase 1 shall include a 12,000 square foot administration/ midweek ministry building <br /> and one hundred (100) parking spaces. <br /> (2) Phase 2 shall include a 12,000 square foot worship/multi purpose building with a <br /> seating capaciy of five hundred and fifty (550). An additional one-hundred and sixty <br /> (160) parking spaces shall be provided. <br /> (3) Phase 3 shall include a 24,000 square foot worship building with an expanded seating <br /> capacity of tHo thousand (2,000), and three (3) 6,000 square foot youth/nursery <br /> buildings. During this phase, building 2 will be converted to a gymnasium. Parking will <br /> be expanded to seven hundred seventy-three (773) spaces. <br /> c. STORM DRAINAGE: Storm water drainage shall be retained or-site. The drainage pattern <br /> and corresponding storm drain improvements shall be shown on the Site Plan. Drainage <br /> calculations prepared by a registered civil engineer or architect shall be included. <br /> d. PARKING: Off-strset parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt concrete or <br /> Portland cement concrete to provide a durable, dust free surface. Bumper guards shall <br /> be provided wt en necessary to protect adjacent structures or properties. (Development <br /> Title Section 9-1015.5[e]) <br /> (2) A minimum of one hundred (100) parking spaces shall be provided, including four (4) <br /> accessible spaces for Phase 1. An additional one-hundred sixty (160) spaces shall be <br /> provided, including three (3) accessible spaces for Phase 2. Phase 3 shall include and <br /> additional five-hundred thirteen (513) spaces to result in a total of seven-hundred <br /> seventy-three (773) spaces, fifteen (15) of which shall be accessible spaces as shown o <br /> n the Site Plan submitted March 19, 1999. <br /> (3) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and <br /> twenty (20)feet long.
