Gau, Senior Civil Engineer <br /> Community Development Department <br /> CONTACT PERSON: Kai Luoma <br /> FROM: Gabriel Karam, Senior Civil EngineerG�1_ <br /> Public Services Division <br /> SUBJECT: UP-96-02 A USE PERMIT APPLICATION FOR A REGIONAL CHURCH <br /> FOR UP TO 2,000 PERSONS TO BE COMPLETED IN PHASES, LOCATED ON <br /> THE SOUTH SIDE OF MIDDLE ROAD, 300 FEET EAST OF LAMMERS ROAD. <br /> (DISTRICT 5). <br /> APPLICANT: Trinity Baptist Church APN: 212-040-02 <br /> INFORMATION: <br /> The site is located within a Federal Flood Insurance Administration Designated Flood Hazard Area. <br /> The 100-year Flood Elevation will be approximately 11 feet NGVD. <br /> Middle River has an existing right-of-way width of 50 feet and a planned right-of-way width of 50 feet. <br /> Lammers Road has an existing right-of-way width of 40 feet and a planned right-of-way width of <br /> 50 feet. <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Section 9-1145.4) <br /> 2. The driveway approaches shall be improved in accordance with the requirements of <br /> San Joaquin County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a <br /> twenty-five (25) foot wide right-of-way from the centerline of Lammers Road to the property <br /> across the parcel's frontage plus a 20-foot by 20-foot corner cut-off (snipe) at the corner. <br /> (A $225.00 fee currently is required for processing per Development Title Table 9-240.2 in <br /> addition to a copy of the Grant Deed.) <br /> (Development Title Section 9-1150.5) <br />
