The frontage improvements for Lammers Road and Middle Road shall be constructed in <br /> conformance with the standards for one-half of a 50-foot right-of-way rural road. The <br /> construction of the frontage improvements will be deferred upon execution by the owner of <br /> a Deferred Frontage :and Roadway Improvement Agreement or a Secured Deferred Frontage <br /> and Roadway Improvement Agreement with a deposit equivalent to their estimated construction <br /> costs prior to approve of the Improvement Plan. (A $260.00 fee currently is required for <br /> processing per Development Title Table 9-240.2 in addition to a copy of the Grant Deed and <br /> an estimate for the required frontage improvements. The estimate shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to the Department of Public Works for approval. <br /> As an option, the Department of Public Works will prepare the drawing and estimate for an <br /> additional fee of$115.00.) <br /> (Development Title Section 9-1150.2) <br /> 5 The Traffic Impact Mitigation Fee will be required for this development. The fee is due and <br /> payable at the time of building permit application. (The fee currently is $169.89 per trip-end <br /> based on 13.3 trip-ends per 1,000 gross square foot of building in the Tracy area. The fee shall <br /> be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as <br /> published by the Engiieering News Record.) <br /> (Resolutions R-90-304, R-91-1025, R-93-167, R-94-174 and R-95-650) <br /> 6. Additional storm drainage runoff shall be retained on-site. <br /> (Development Title Suctions 1135.2(g) and 1135.9) <br /> 7. The traffic study dated August 1998, shall be revised to determine the impacts and mitigation <br /> measures to the driveway access and the intersections of Lammers Road with Middle Road, <br /> Lammers Road with Grant Line Road, Middle Road with Naglee Road, and Grant Line Road <br /> with Naglee Road. The developer shall deposit funds with the County for all costs, as <br /> estimated by the Department of Public Works Public Facilities Division, prior to Department <br /> of Public Works preparing or contracting for the required study. The developer shall comply <br /> with the requirements of the traffic study. <br /> (Development Title Section 9-1150.4) <br /> 8. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 9.
