The frontage improvements for Lammers Road and Middle Road shall be constructed in conformance with the standards for one-half of a 50-foot right-of-way rural road. The construction of the frontage improvements will be deferred upon execution by the owner of a Deferred Frontage :and Roadway Improvement Agreement or a Secured Deferred Frontage and Roadway Improvement Agreement with a deposit equivalent to their estimated construction costs prior to approve of the Improvement Plan. (A $260.00 fee currently is required for processing per Development Title Table 9-240.2 in addition to a copy of the Grant Deed and an estimate for the required frontage improvements. The estimate shall be prepared by a Registered Civil Engineer with a typical section drawing on a form to be supplied by the Department of Public Works and submitted to the Department of Public Works for approval. As an option, the Department of Public Works will prepare the drawing and estimate for an additional fee of$115.00.) (Development Title Section 9-1150.2) 5 The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable at the time of building permit application. (The fee currently is $169.89 per trip-end based on 13.3 trip-ends per 1,000 gross square foot of building in the Tracy area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engiieering News Record.) (Resolutions R-90-304, R-91-1025, R-93-167, R-94-174 and R-95-650) 6. Additional storm drainage runoff shall be retained on-site. (Development Title Suctions 1135.2(g) and 1135.9) 7. The traffic study dated August 1998, shall be revised to determine the impacts and mitigation measures to the driveway access and the intersections of Lammers Road with Middle Road, Lammers Road with Grant Line Road, Middle Road with Naglee Road, and Grant Line Road with Naglee Road. The developer shall deposit funds with the County for all costs, as estimated by the Department of Public Works Public Facilities Division, prior to Department of Public Works preparing or contracting for the required study. The developer shall comply with the requirements of the traffic study. (Development Title Section 9-1150.4) 8. A copy of the Final Site Plan shall be submitted prior to release of building permit. 9. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has addressed the items on the attached Waste Plan Format for Development Projects.
