SITE IMPROVEMENTS & SERVICES <br /> Parking: <br /> Off street parking will be provided on the site. All parking and driveways will be paved with asphalt <br /> concrete. <br /> Parking spaces will be provided in number and design to meet or exceed those required by County <br /> standards (1 space for every 3 seats) including accesible spaces. Bicycle racks will be provided per <br /> county standards. <br /> Lighting will be provided in the parking areas for security and shall be designed to confine direct rays <br /> to the premises. There will be no spillover of direct light beyond the property lines. <br /> Parking and lighting will be completed in phases related to building phases and requirements. <br /> Landscaping: <br /> Landscape plans shall be prepared by architect and submitted with plans for building permits. <br /> Plans will include: <br /> A minimum 20'wide landscaped strip, respecting the ultimate right of way width of Middle road and <br /> installed across the frontage of the project site. <br /> All areas not used for buildings, parking, driveways, walkways, approved storage areas or other <br /> permanent facilities shall be landscaped. Areas that are not part of the phased project shall be <br /> barricaded from traffic, kept mowed and dust free. <br /> The parking area will be landscaped as specified in section 9-1020.6 of the development title <br /> providing a minimum of 5% landscaping within the perimeter of the parking area, not including <br /> landscaping along the street frontage. <br /> Drought tolerant plants and trees will be used. Irrigation will be designed for water conservation. <br /> Screening: <br /> All storage of materials including storage of trash shall be screened as to not be visible from <br /> adjacent properties or public right-of-way.
