AGRICULTURAL CONCERNS <br /> The subject 16 Acre parcel is currently bordered on the North by Middle Road. On the West <br /> 470' by a residence, 330' by Lammers Road. On the east 795' and West 1036' by agricultural land. <br /> An active Dairy operation is to the North on Lammers road. The site is located less then one mile <br /> from the Tracy city limits. <br /> To minimize any impact by this project and the church on the important operation of these <br /> neighboring farms and conversely their impact on this project the following considerations are being <br /> implemented into the design: <br /> The campus will be centrally located on the property, this should create an adequate buffer greatly <br /> reducing the potential of exposure to fugitive chemicals migrating from neighboring spraying <br /> operations. <br /> The HVAC systems will be designed to provide a slight positive pressure on the building envelope, <br /> utilizing activated carbon filters at fresh air make up intakes. This measure addresses the potential <br /> of any objectionable odors, increased airborne dust and insects likely to be encountered in an active <br /> farming region. (although none of these have been evident during several visits to the site) <br /> _ The site has been designed with an adequately sized storm water retention basin. Storm water <br /> resulting in run-off from this project will be retained on site without concern or the necessity of <br /> draining into existing canals for discharge at Old River. <br /> Phases I & 11 will utilize a mounded septic system for sewage disposal. The Nitrate loading study <br /> performed at the site reports no significant impact. Phase III is anticipated to include a package <br /> wastewater treatment plant as approved by the County Health Department as a further impact <br /> reduction. <br /> According to the traffic study report prepared by Omni Means Traffic Engineers (contracted by the <br /> County), No significant traffic impact is expected as a result of this project. <br /> SouthWinds Church of Tracy-Use Permit Application 12 <br />
