(2) A minimum of 100 parking spaces shall be provided,including four accessible spaces,for Phase <br /> 1. An additional 160 spaces shall be provided, including three accessible spaces, for Phase 2. <br /> Phase 3 shall include an additional 513 spaces to result in a total of 773 spaces, 15 of which <br /> shall be accessible spaces as shown on the Site Plan submitted March 19, 1999. <br /> (3) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and twenty <br /> (20)feet long. (DevelopmentTitle Section 9-1015.5[b]) <br /> (4) All parking stalls and directional arrows must be delineated with paint. (Development Title <br /> Section 9-1015.5[d]) <br /> (5) Thirty-nine (39) bicycle parking racks or storage devices are required (1rack120 spaces). <br /> (DevelopmentTitle Section 9-1015.7) <br /> e. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than 25 feet for two-way aisles and 16 feet for <br /> one-way aisles. (DevelopmentTitle Section 9-1015.5[h]) <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) Parking lot and security lighting shall be installed according to the standards set forth in Section <br /> 9-1015.5 of the Development Title. <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however,that such <br /> light shall not cause a hazard to motorists. (DevelopmentTitle Section 9-1015.5[g][4]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum 10-foot-wide landscaped strip, respecting the ultimate right-of-way width of both <br /> Middle Road and Lammers Road, shall be installed across the frontage of the project site. Said <br /> landscaped strip shall conform to Section 9-1020 of the DevelopmentTitle. <br /> (2) All areas not used for buildings,parking,driveways,walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> (4) All areas requiring landscaping shall conform to Section 9-1020 of the Development Title. The <br /> parking area shall be provided with a minimum of five percent (5%) of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. One hundred <br /> fifty-five (155) trees shall be planted and evenly spaced throughout the parking lot. <br /> (DevelopmentTitle Section 9-1020.5) <br /> (5) Parking areas abutting a residential zone, an area shown on the General Plan for residential <br /> use,or an existing residential use shall be screened with a solid masonry wall six(6)to seven (7) <br /> feet in height along the abutting property line, and a five-foot-wide planting strip shall be installed <br /> adjacent to the wall and the parking area. (DevelopmentTitle Section 9-1020.5[e]) <br /> (6) Landscape plans,prepared by a Landscape Architect,shall be submitted with the Site Plans. <br /> Conditions of Approval -2 - UP-96-2 <br />
