CONDITIONS OF APPROVAL <br /> PA-04-78 <br /> Cordeiro <br /> Site Approval Application No. PA-04-78 was approved by the San Joaquin County Planning <br /> Commission on April 15, 2004. The effective date of approval is April 25, 2004. This approval will <br /> expire on October 25, 2005, which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from other agencies have been secured <br /> and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply- <br /> 1 COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Raymond Hoo, 468-3164) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-GRADING BUILDING PERMIT'. This Plan must <br /> show drainage, driveway access details (including gates), on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK LIST' for <br /> details). A fee is required for the Site Plan review. <br /> b. APPROVED USE: This approval is for the parking of four (4) trucks and four (4) trailers used in the <br /> manure spreading business (Use Type: Farm Services) as shown on the Site Plan dated February <br /> 18, 2004. The service is to be conducted solely on the clients' agricultural properties and there <br /> will be no storage of any manure on the property. The hours of operation will be from 6:00 a.m. <br /> to 9:00 p.m., including truck and trailer repair. <br /> c. COMPLIANCE DATE: Because this development is currently operating without the required <br /> permits, the following shall apply: <br /> (1) A Grading Permit shall be submitted within thirty (30)days from the effective date of approval. <br /> (2) All Conditions of Approval shall be completed within one hundred eighty (180) days of issuance <br /> of the Grading Permit. <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> e STORM DRAINAGE: Storm water drainage created by new improvements shall be retained on the <br /> site. The drainage pattern and corresponding storm drain improvements shall be shown on the Site <br /> Plan. Drainage calculations prepared by a registered civil engineer or architect shall be included. <br /> (Development Title Section 9-1135) <br /> f. ACCESS AND CIRCULATION: The design of the driveway shall be such as to allow trucks to enter <br /> and exit the property without entering into the opposing lane of traffic (Development Title Section 9- <br /> 505.7[c]).
