CONDITIONS OF APPROVAL PA-04-78 Cordeiro Site Approval Application No. PA-04-78 was approved by the San Joaquin County Planning Commission on April 15, 2004. The effective date of approval is April 25, 2004. This approval will expire on October 25, 2005, which is 18 months from the effective date of approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits have been secured and remain in force, and (3) all necessary permits from other agencies have been secured and remain in force. Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled prior to the establishment of the use and the issuance of any building permits. Those Conditions followed by a Section Number have been identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot be modified, and other Ordinance requirements may apply- 1 COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Raymond Hoo, 468-3164) a. BUILDING PERMIT: Submit an "APPLICATION-GRADING BUILDING PERMIT'. This Plan must show drainage, driveway access details (including gates), on-site parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is required for the Site Plan review. b. APPROVED USE: This approval is for the parking of four (4) trucks and four (4) trailers used in the manure spreading business (Use Type: Farm Services) as shown on the Site Plan dated February 18, 2004. The service is to be conducted solely on the clients' agricultural properties and there will be no storage of any manure on the property. The hours of operation will be from 6:00 a.m. to 9:00 p.m., including truck and trailer repair. c. COMPLIANCE DATE: Because this development is currently operating without the required permits, the following shall apply: (1) A Grading Permit shall be submitted within thirty (30)days from the effective date of approval. (2) All Conditions of Approval shall be completed within one hundred eighty (180) days of issuance of the Grading Permit. d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the initiation of the use. The Business License may be applied for concurrently with the building permit application. (Section 7-1000 of the County Ordinance Code) e STORM DRAINAGE: Storm water drainage created by new improvements shall be retained on the site. The drainage pattern and corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be included. (Development Title Section 9-1135) f. ACCESS AND CIRCULATION: The design of the driveway shall be such as to allow trucks to enter and exit the property without entering into the opposing lane of traffic (Development Title Section 9- 505.7[c]).
