r[I. U <br /> i <br /> i <br /> d. Dedication to result in a 30-foot by 30-foot right-of-way snipe shall be required at the corner of <br /> Fine Road and Milton Road. Dedication shall be made on the Parcel Map. (Development Title <br /> i Section 9-1150.5) <br /> e. Structures, fences, landscaping, and any or all obstructions shall be removed from the dedicated <br /> right-of-way prior to approval of the Parcel Map. <br /> f. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> g. The frontage improvements for Milton Road shall be constructed across the frontage of Parcels 1, <br /> 2, and 3 in conformance with the standards for one-half of a 60-foot-wide right-of-way Rural Road <br /> prior to approval of the Parcel Map. (Development Title Section 9-1150.2[d][3]) <br /> h. The frontage improvements for Fine Road shall be constructed across the frontage of Parcel 4. <br /> Improvements shall consist of roadway widening to result in asphalt concrete paving out to 20 <br /> feet from the centerline of Fine Road along with a four-foot-wide gravel shoulder. Improvements <br /> shall be in conformance with the standards for a 60-foot-wide right-of-way Rural Collector Road, <br /> The construction of the frontage improvements will be deferred upon execution by the owner of a <br /> Secured Deferred Frontage and Roadway Improvement Agreement with a deposit equivalent to <br /> the estimated construction costs prior to approval of the Parcel Map. A $740.00 fee currently is <br /> required for processing, per Development Title Table 9-240.2, in addition to a copy of the Grant <br /> Deed, legal descriptions of Parcel 4, and an estimate. The estimate and legal descriptions shall <br /> be prepared by a registered civil engineer with a typical section drawing on a form to be supplied <br /> by Public Works and submitted to Public Works for approval. As an option, Public Works will <br /> prepare the drawing with an estimate for an additional fee of$315.00. The fee due will be based <br /> on the current fee schedule. (Development Title Section 9-9-1150.2[d][31) <br /> i. For future development of Parcels 3 and 4, drainage from these parcels shall be retained on the <br /> site by a retention basin and meet the requirements of Development Title Standards. Retention <br /> ponds shall be fenced with a six-foot-high chain-link fence or equal with the maximum design <br /> depth is 18 inches or more. Required retention basin capacity for each parcel shall be calculated <br /> by a registered civil engineer, licensed contractor, or architect prior to the release of building <br /> permits,and the requirements shall be noticed by a statement on the Parcel Map. (Development <br /> Title Section 9-1135.9) <br /> j. If improvements referred to herein will not be completed prior to recording the Parcel Map, the <br /> subdivider shall execute an agreement with San Joaquin County to ensure the completion of <br /> improvements within one year after approval of the Parcel Map. (Development Title Section 9- <br /> 1100.30]) <br /> k. All improvements shall be in conformance with the current Improvement Standards and <br /> Specifications of San Joaquin County. All improvement plans and specifications shall include a <br /> grading plan for each individual lot, if applicable. These improvement plans and specifications <br /> are subject to plan check and field inspection fees and must be approved by Public Works prior to <br /> approval of the Parcel Map. (Development Title Section 9-9-100, Resolution R-92-814) <br /> I. All traffic signs and markings shall conform to the Manual on Uniform Traffic Control Devices, <br /> Caltrans Traffic Manual, and/or San Joaquin County Standards and shall be shown on the <br /> improvement plans.
