PA-0900046 OF DAVID & PATRICIA <br /> PECHAN (ADDRESS: 24837 E. MILTON ROAD, LINDEN) (APN: 093- <br /> 140-08) <br /> The project is a Use Permit application for a six-unit park model recreational vehicle park <br /> for agritourism. All outdoor recreational activities are in conjunction with the agricultural <br /> usage of the land and will encourage the existing on-site winery business and related <br /> area agricultural attractions. (Use Type: Recreation- Campground). <br /> The project site is located on the north side of Milton Road, half a mile west of Escalon- <br /> Bellotta Road, in Linden. The 40-acre parcel has a General Plan designation of A/G <br /> (General Agriculture) and is zoned AG-40 (General Agriculture-40 acre minimum). <br /> Background <br /> On May 5, 2003, the Community Development Department approved Site Approval No. <br /> PA-0300118 to convert an existing 2,240 square foot agricultural building into an off-site <br /> wine cellar (Use Type: Wineries &Wine Cellars, Off-site Wine Cellar). On March 11, <br /> 2005, the Community Development Department approved Site Approval No. PA- <br /> 0500012 to convert the existing off-site wine cellar into a small winery and to permit a <br /> maximum of six (6) marketing events (Use Type: Wineries &Wine Cellars-Winery, <br /> Small). On May 26, 2005 the Community Development Department approved Site <br /> Approval No. PA-0500221 to expand the existing winery in two phases over eight years. <br /> The applicant converted an existing 3,600 square foot agricultural building into a wine <br /> and wine tank storage building for Phase One. Phase Two included the construction of <br /> a 5,000 square foot building for crushing, pressing and fermentation of grapes. The <br /> project also included the construction of two 105 square foot monument signs. As of <br /> April 7, 2009, no building permits have been issued for Phase Two or the two proposed <br /> signs. <br /> Parkin <br /> Development Title Table 9-1015.3(a) requires that one parking space must be provided <br /> for each recreational vehicle site. (Development Title Section 9-1040.5[d][1]) The <br /> required number of parking at the site would be six spaces, 1 of which must be <br /> 1 <br />
