PC: 10-22-92 <br /> MS-92-169 <br /> CONDITIONS OF APPROVAL <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a Parcel 1 shall have a minimum area of 10 acres. (Section 9-4010.2[c][1]) <br /> b. Parcels 1 and 2 shall have a minimum width of 100 feet. (Section 9-4010.1[b]) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9-9112) <br /> b. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $2,235.00 per single-family dwelling unit in the Linden area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record. (Resolutions R-90-304 & R-91-1025) <br /> C. The Water Supply Facilities Impact Mitigation Fee will be required when the parcels are <br /> developed. The fee is due and payable at the time of building permit application. The <br /> fee currently is$1,069.00 per single-family dwelling unit. If no building permit is required, <br /> the fee will be exempt. The fee shall be automatically increased on January 1 of each <br /> year at the rate of 6.9 percent. An additional 3.5 percent shall be added to the fee upon <br /> payment for processing and administering the program. (Resolution R-91-327) <br /> d. All easements of record shall be shown on the Parcel Map. (Planning Title Section 9- <br /> 9184) <br /> e. Any driveway that exceeds 150 feet in length from any public roadway shall be improved <br /> in accordance with the requirements of the Uniform Fire Code Section 10.207, San <br /> Joaquin County Standards F-1 a, F-1 b, and F-1 c, and the Farmington Fire District prior to <br /> issuance of the building permit. (San Joaquin County Ordinance No. 3622) <br /> f. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. (Subdivision Map Act Section 66411.1) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study as required by Section 10100 of the San Joaquin County <br /> Development Code must be performed prior to recordation of the Parcel Map to indiate <br /> that the area is suitable for septic tank usage. (San Joaquin County Planning Title <br /> Section 10100) <br /> b. The existing private water wells shall be tested for the chemical Dibromochloropropane <br /> (DBCP) and nitrates prior to recordation of the Parcel Map. Samples are to be taken and <br /> run by a State-approved lab. (Planning Title Section 9-10100-05) <br /> -11- <br />
