Located <br /> between State Route 99 and Moffat Boulevard , 200 ' N. of the <br /> intersection of Woodward Avenue and Moffat Boulevard, SE. of <br /> Manteca. <br /> APPLICANT : John Kamps APN : 243-200-38 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area. <br /> Moffat Boulevard has an existing right-of-way width of 60 feet, <br /> and a planned- right-of-way width of 60 feet. <br /> RECOMMENDATIONS : <br /> 1 . An Improvement Plan, prepared by a registered Civil <br /> Engineer , showing drainage, driveway access details , on-site <br /> parking, existing and proposed utility services, and grading, <br /> shall be submitted to the Department of Public Works for <br /> approval . Storm drainage shall be retained on-site, run-off <br /> and pond capacity calculations shall be submitted for <br /> approval . (Planning Title Section 9-10002 ) <br /> 2 . The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of <br /> building permit application . (The fee currently are $7,265.00 <br /> per 1 ,000 gross square foot of building as "Retail Service" , <br /> $3 , 100.00 per 1 ,000 gross square foot of building as <br /> "Office" , $2,250.00 per 1 ,000 gross square foot of building <br /> as "Service Commercial " , $1 , 576 .00 per 1 , 000 gross square <br /> -foot of building as "Warehouse" , and $1 , 241 .00 per 1 , 000 <br /> gross square foot of building as "Manufacturing" or $322 . 87 <br /> per daily trip end generated in the Manteca area.
