Fencing shall conform to the following: <br /> (1) Along the freeway and the south east property line there <br /> shall be a 8-foot-high chain link fence. <br /> (2) Along the north west property line the fence shall <br /> conform to Manteca-Lathrop Fire District requirements. <br /> 2. DEPARTMENT OF PUBLIC WORKS <br /> a. An Improvement Plan, prepared by a registered Civil Engineer, <br /> showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading, shall be <br /> submitted to the Department of Public Works for approval. <br /> Storm drainage shall be retained on-site, run-off and pond <br /> capacity calculations shall be submitted for approval <br /> (Planning Title Section 9-10002) . <br /> b. The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of the <br /> building permit application. (The fees currently are <br /> $7, 265. 00 per 1, 000 gross square foot of building as "Retail <br /> Services" , $3 , 100. 00 per 1, 000 gross square foot of building <br /> as "Office" , $, 250. 00 per 1, 000 gross square foot of building <br /> as "Service Commercial" , $1,576. 00 per 1, 000 gross square foot <br /> of building as "Warehouse" , and $1, 241. 00 per 1, 000 gross <br /> square foot of building as "Manufacturing" or $322 . 87 per <br /> daily trip end generated in the Manteca area. If there is no <br /> building permit required, the fee will be exempt. The fee <br /> shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record) (Resolution R-90-304) . <br /> C. The frontage improvement for Moffat Boulevard shall be <br /> constructed in conformance with the standards for one-half of <br /> a 60-foot right-of-way farm or estate subdivision street <br /> (Planning Title Section 9-2143) . <br /> d. An Encroachment Permit shall be required for work within the <br /> road right-of-way (Streets and Highway Title Section 10-3103) . <br />
