CONDITIONS OF APPROVAL <br /> SA-92-3 <br /> PAGE FIVE <br /> 4. BUILDING DIVISION <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> a. The following Uniform Building Code and San Joaquin Ordinance <br /> requirements will be applicable and shall be incorporated in <br /> the construction plans before submittal to the Building <br /> Inspection Division: <br /> 1) Exterior walls less than 20 feet from a property line <br /> shall be of one-hour, fire-resistive construction. <br /> 2) The proposed building shall be provided with an automatic <br /> fire sprinkler system or divided into areas less than <br /> 6, 000 square feet by area separation walls. <br /> 3) Provide restrooms conforming with all disabled access <br /> requirements (C.C.R. , Title 24) . <br /> 4) The floor area of the repair shop (H-4 occupancy) shall <br /> be served by one or more floor drains which shall drain <br /> to an approved grease and oil separator. The separator <br /> shall have prior approval by the Public Health Service <br /> (Environmental Division) before submission to this <br /> Division for permits and meet all the criteria for <br /> hazardous waste generation. <br /> b. A grading plan shall be submitted and approved and a grading <br /> permit issued by the Building Inspection Division prior to <br /> performing any excavation or filling of earth material: <br /> 1) A grading plan shall be submitted and approved and a <br /> grading permit issued by the Building Inspection division <br /> prior to performing any excavation or filling of earth <br /> material: <br /> a) A grading plan shall contain the information listed <br /> in the U.B.C. , Appendix, Chapter 70, Section <br /> 7006 (1) . <br /> b) The grading plan shall include complete drainage <br /> details and elevations of the adjacent parcels. <br /> Retaining wall details shall be submitted where <br /> applicable. <br />
