Prior to issuance of the occupancy permit, the northwesterly driveway approach shall be improved in <br /> accordance with the requirements of San Joaquin County Improvement Standards Drawing No. 17 including <br /> return radii to accommodate truck-trailer movements for trucks exiting the site so as not to encroach on <br /> opposing lanes of traffic. (Development Title Section 9-1145.5) <br /> 3. The Traffic Impact Mitigation Fee shall be required for any incremental traffic resulting from this application. <br /> The fee is due and payable at the time of building permit application. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. <br /> (Resolution R-00-433) <br /> 4. The Regional Transportation Impact Fee shall be required for any incremental traffic resulting from this <br /> application. The fee is due and payable at the time of building permit application. The fee will be based on the <br /> current schedule at the time of payment. (Resolution R-06-38) <br /> 5. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 6. The developer shall provide drainage facilities and meet the requirements of San Joaquin County Development <br /> Standards. Retention basins shall be fenced with six(6)foot high chain link fence or equal when the maximum <br /> design depth is 18 inches or more. Existing retention basin shall be cleared of all vegetation. Required <br /> retention basin capacity shall be calculated and submitted along with a drainage plan for review and approval, <br /> prior to release of building permit. (Development Title Section 9-1135) <br /> 7. The proposed project disturbs less than one(1) acre of ground and is not part of a larger plan of common <br /> development. The construction phase of the proposed project shall follow best management practices of the <br /> County "Small Site Storm Water Management Plan". <br /> 8. All new construction and the substantial improvement of any structure shall be elevated or flood proofed in <br /> accordance to San Joaquin County Ordinance Code Section 9-1605.12 (a), (b)and(c) and Section 1605.15 (d). <br /> Informational Notes: <br /> (i.) A Solid Waste Diversion Plan for all applicable projects must be submitted to the Building Division of the <br /> Community Development Department prior to issuance of the building permit. Contact the Solid Waste <br /> Division(468-3066) for information. <br /> (ii.) This property is subject to the requirements of San Joaquin County Mosquito &Vector Control District(209- <br /> 982-4675)and the California Health and Safety Code for the prevention of mosquitoes. Best Management <br /> Practices(BMP)guidelines for stormwater devices, ponds and wetlands are available. <br /> (iii.) All future building permits for projects located within a Special Flood Hazard Area at the time of permit <br /> issuance shall meet the San Joaquin County flood hazard reduction requirements(Title 9, Chapter 9-1605)and <br /> all requirements of the State of California(CCR Title 23)that are in force at the time of permit issuance.
