The properties adjacent to the Matthews Tentative Map area are either currently <br /> residential uses or are planned for development under Specific Plan III. For a discussion <br /> of agricultural operations adjacent to the SPIII area, please refer to SPIII and the DEIR, <br /> on file at the County. <br /> Design of the Matthews Tentative Map area includes residential streets running <br /> generally east-west to achieve maximum solar access for homes. For a description of <br /> other measures taken to achieve energy efficiency within the proposed subdivision, <br /> including but not limited to lighting design and pedestrian/bicycle connectivity, see <br /> Specific Plan III. <br /> The Matthews Tentative Map area does not encompass any Mountain House <br /> Community edges. <br /> The most significant easements within the Matthews Tentative Map area are a <br /> PG&E 230kV tower line easement and a PG&E/Chevron natural gas and oil products <br /> pipeline easement. For the location and description of other easements within the <br /> proposed subdivision,please refer to the Tentative Map. <br /> Information on proposed "dry" utilities within the Matthews Tentative Map area <br /> is included above on the Major Subdivision Application form. Further details on the <br /> provision of utilities within the proposed subdivision may be found in Specific Plan III, <br /> Chapter Eight: Energy and Telecommunications. <br /> Provisions for attaining air quality requirements of the Mountain House Master <br /> Plan are described in Specific Plan III, Chapter Ten: Air Quality and Transportation <br /> Management. <br /> The Matthews Tentative Map area is in the Byron Bethany Irrigation District <br /> (BBID) and is currently served with irrigation water by BBID canals. Water <br /> conservation measures and water storage and distribution information for the proposed <br /> subdivision are described in Specific Plan III, in the DEIR, and on the Tentative Map. <br /> Water table management and plans for the continued provision of water and <br /> drainage service for agricultural uses within and affected by those portions of the SPIII <br /> area for which Tentative Maps are being submitted, including the proposed subdivision, <br /> are described in the Farm Irrigation, Drainage and Canal Report, by MacKay & Somps, <br /> dated 14 March 2005, on file at the County. <br /> Storm drainage facilities for the proposed subdivision are shown on the Tentative <br /> Map, submitted with this application.
