S(A <br /> Matthews Tentative Map Project Description: <br /> The Matthews Tentative Map, which is submitted by Matthews Company, is <br /> located within the southern portion of the Mountain House New Town, in western San <br /> Joaquin County. This Tentative Map consists of 266 medium density residential lots, <br /> public streets, a portion of a neighborhood park, a portion of a community park, and open <br /> space areas including a landscaped trail corridor linking the neighborhood park and the <br /> community park and a number of in-tract landscaped parcels and pocket parks. For <br /> further details,please refer to the description below, the Tentative Map, map attachments, <br /> the College Park at Mountain House Specific Plan III Draft (Specific Plan III or SPIII) <br /> dated 14 March 2005, prepared by EDAW, and the College Park at Mountain House <br /> Specific Plan III Draft Environmental Impact Report (DEIR) dated 14 March 2005, <br /> prepared by EDAW, on file at the County. <br /> The proposed subdivision is being submitted concurrently with and as a part of <br /> SPIII. SPIII and accompanying General Plan, Mountain House Master Plan, and <br /> Development Title amendments ensure consistency between this Tentative Map and <br /> existing plans. <br /> Specific Plan III documents the compliance of this tentative map with all <br /> required studies, plans and actions relative to the provision of community facilities and <br /> services. Please refer to the SPIII document for a detailed discussion of services to be <br /> provided, including but not limited to schools, parks, fire, police, libraries and public <br /> infrastructure. <br /> The DEIR identifies and addresses all relevant, previously adopted mitigation <br /> measures with respect to this project. For discussion of how the proposed subdivision <br /> implements or is consistent with them,please see the DEIR and SPIII documents. <br /> Housing diversity requirements for type and cost of housing as well as the Master <br /> Plan goal of ensuring a jobs/housing balance over time are addressed on an area-wide <br /> basis by Specific Plan III through the inclusion of a wide variety of housing sizes and <br /> types, the provision for second units on a portion of the single-family detached house <br /> lots, and an appropriately balanced land use plan. This Tentative Map is one portion of <br /> the area planned in project-level detail by SPIII, and as such it is an important component <br /> in achieving the goals of the General Plan, the Mountain House Master Plan, and SPIII. <br /> The Matthews Tentative Map area occurs wholly within Neighborhood AB of <br /> Mountain House. The neighborhood design theme and architectural styles to be <br /> employed in this area, including streetscapes and the landscaped trail corridor are <br /> addressed in Specific Plan III, Chapter Four: Development and Design. <br /> A description of on- and off-site transportation improvements and transit to serve <br /> the project area, phasing and costs is provided in Specific Plan III, Chapter Nine: <br /> Transportation and Circulation. Please refer to that document for details.
