The proposed landscaping business will consist of <br /> off-site installation and maintenance of plant and garden materials. Phase One consists <br /> of an equipment storage area storing sprinkler and irrigation pipes and fittings, parking <br /> area, and converting an existing single family residence into an office to be completed in <br /> eighteen (18) months. Phase Two consists of the construction of a 2,500 square foot <br /> steel building for equipment storage to be completed within thirty-six (36) months (Use <br /> Type: Nursery Sales and Services-Landscaping Services). Four (4) office personnel will <br /> be on premises for eight (8) hours a day, five (5) days a week. There will be no retail <br /> customers and no retail or wholesale of merchandise on site, all materials are ordered <br /> per job and stored at the job site. <br /> Existing uses of the parcel include one single family residence. <br /> The project site is located on the east side of Mountain House Parkway, 200 feet north <br /> of Mascot Boulevard, east of Mountain House. <br /> The property has a General Plan designation of AIG (General Agriculture) and is zoned <br /> AG-40 (General Agriculture 40-acre minimum). <br /> The Community Development Department has reviewed the application and offers the <br /> following comments: <br /> Storm Drainage <br /> There are no public storm drainage services available to the project site. Development <br /> Title Section 9-1135.2 states that any additional storm water drainage created by new <br /> improvements shall be retained on-site. The drainage pattern and corresponding storm <br /> drain improvements shall be shown on the Site Plan. Drainage calculations prepared by <br /> a registered civil engineer or architect shall be included. <br />
