Parking/Access <br /> Development Title Section 9-1015.3 requires 0.67 parking spaces per employee plus 2 <br /> additional spaces. The application indicates that there will be four (4) employees. <br /> Therefore, a minimum of five (5) parking spaces must be provided. The applicant is <br /> proposing four (4) parking spaces, which does not meet the parking requirements. The <br /> Improvement Plan must show the required amount of parking spaces. <br /> Signs <br /> No signs are currently shown on the site plan, but if the applicant proposes one in the <br /> future it would have to be consistent with Development Title Chapter 9-1710.4 (h). One <br /> freestanding sign is allowed. A pole sign shall not exceed fifty (50) square feet per sign <br /> face and not exceed twenty-five (25) feet in height. A monument sign shall not exceed <br /> sixty (60) square feet per sign face and not exceed six (6) feet in height. <br /> The West Side Irrigation District <br /> The West Side Irrigation District expressed concerns regarding a 40-foot right-of-way on <br /> the western edge of the property for the operation of a 30" cast-in-place concrete pipe. <br /> The applicant needs to contact the West Side Irrigation District to resolve this issue <br /> before the project can be approved. <br /> Landscaping <br /> No landscaping is currently shown on the site plan. A minimum ten (10) foot wide <br /> landscaped strip beyond the West Side Irrigation District's 40-foot right-of-way is <br /> required. All areas not used for buildings, parking, driveways, walkways, approved <br /> outdoor storage areas, or permanent facilities shall be landscaped. Areas of the <br /> property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> Setbacks <br /> The proposed 2,500 square foot steel building must be consistent with the setback <br /> requirements in Development Title Table 9-610.2. The rear yard setback must be fifteen <br /> (15) feet, however, the site plan shows a rear yard setback of ten (10) feet. <br /> The Community Development Department has reviewed the Site Approval application <br /> and responses from other agencies, and providing any outstanding issues have been <br /> resolved, will approve the project subject to the following conditions: <br /> Site Approval Application No. PA-0700100 was approved by the San Joaquin <br /> County Community Development Department on. The effective date of approval is. <br /> This approval will expire on, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary <br /> building permits have been secured and remain in force, and (3) all necessary <br /> permits from other agencies have been secured and remain in force. <br />
