Unless otherwise specified, all Conditions of Approval and Ordinance requirements <br /> shall be fulfilled prior to the establishment of the use and the issuance of any <br /> building permits. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Corinne King, 953- <br /> 7509) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING <br /> PERMIT'. The Site Plan required as a part of the building permit must be prepared <br /> by a registered civil engineer or licensed architect. This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK <br /> LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a Landscaping Business to be constructed <br /> in two phases. Phase One consists of an equipment storage area storing <br /> sprinkler and irrigation pipes and fittings, parking area, and converting an existing <br /> single family residence into an office to be completed in eighteen (18) months. <br /> Phase Two to consist of the construction of a 2,500 square foot steel building for <br /> equipment storage to be completed within 36 months. (Use Type: Nursery Sales <br /> and Service- Landscaping Services) <br /> c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. <br /> If the Capital Facility Fee is applicable, the County shall collect the fees before the <br /> issuance of any building permits. (Development Title Section 9-1245.2) <br /> d BUSINESS LICENSE: The applicant shall secure an approved Business License <br /> prior to the initiation of each use. (Section 7-1000 of the County Ordinance Code) <br /> e. STORM DRAINAGE: Any additional storm water drainage created by new <br /> improvements shall be retained on-site. The drainage pattern and corresponding <br /> storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. (Development <br /> Title Section 9-1135) <br /> f. PARKING: Off-street parking shall be provided and comply with the following: <br /> 1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided where necessary to protect adjacent <br /> structures or properties. (Development Title Section 9-1015.5(e]) <br /> 2) A minimum of five (5) parking spaces shall be provided, including one van <br /> accessible space. Accessible spaces shall be located as close as possible to <br /> the primary entrance (C.C.R., Title 24). (0.67 spaces are required for every <br /> employee and 2 additional spaces are required.)
