2. Record Drawings: Record Drawings shall be provided prior to acceptance of the <br />improvements by the MHCSD. Record Drawings shall also be provided in digital format <br />consistent with MHCSD File Format. <br />3. Final Map Digital File: A digital file of the Final Map shall be submitted to the MHCSD and <br />to the Community Development Department. The digital file format shall be consistent with <br />requirements of the County Assessor and Community Development Department GIS <br />division and the MHCSD digital file format. Condition shall be met prior to approval of Final <br />Map. <br />4. Geotechnical Report: All infrastructure designs shall be shown on the grading and <br />improvement plans and shall comply with and incorporate the recommendations of the <br />Geotechnical Engineering Studies. Condition shall be met before approval of Final Map. <br />5. Environmental Hazards: Comply with all recommendations of the Environmental Site <br />Assessment prepared for the project. Condition shall be met prior to beginning any <br />construction on the related final map. <br />Agricultural Drainage Improvement Phasing: A Surface and Subsurface Drainage <br />Facilities Relocation and Improvement Plan for Tract 3481 and adjacent areas shall be <br />submitted to and approved by BBID and Mountain House Community Services District <br />(MHCSD) General Manager. The plan shall include but not be limited to the following: <br />A. Phasing for relocation and improvement of surface and subsurface drainage facilities. <br />B. Locations and timing; <br />C. Identification of "dewatering" areas and temporary or permanent methods for the <br />dewatering system and connections to the storm water collection system as determined <br />necessary by the plan; <br />D. BBID Encroachment Permits. <br />E. Condition shall be met prior to approval of the first Final Map. <br />7. Community Facility Fee: Prior to issuance of the first residential building permit, the <br />developer shall comply with the most recent update of the Community Facilities Fee (CFF) <br />Plan as determined by the MHCSD. <br />Library: Prior to issuance of the 4,500th residential building permit in the Mountain House <br />Master Plan Area, begin construction of a library consistent with the requirements of the <br />Master Plan and most recently adopted community facility plan and most recently adopted <br />library plan. Completion shall be done within twelve months of commencement of <br />construction, unless an extension is approved by the MHCSD General Manager. <br />Alternatively, as determined by MHCSD, funding sufficient for the above described facility <br />shall be provided to the MHCSD to provide library services in a manner determined by the <br />MHCSD General Manager. <br />Corporation Yard Facilities: Construction shall begin prior to issuance of the 4,500th <br />residential building permit in the Mountain House Master Plan area, unless the MHCSD <br />General Manager determines that the facilities are not yet required. If the General Manager <br />authorizes the facility to be deferred, the developer shall provide adequate bonding to the <br />MHCSD assuring construction at the time the MHCSD General Manager determines the <br />facilities to be required. Upon acceptance, the Facilities shall be dedicated to the MHCSD. <br />This condition can be satisfied by an agreement acceptable to the MHCSD that the required <br />facilities will be constructed on this schedule. <br />10. O & M Vehicles: Prior to the issuance of the first residential building permit developers will <br />deposit in a MHCSD maintained Vehicle Capital Fund an amount equal to their prorata <br />share (based on the CFF Plan Fee formula as determined by the MHCSD) of the total cost <br />of O&M Vehicles as that cost is specified in the latest update of the CFF Plan Fees. <br />16 <br />
