G. All reference to approvals herein by the MHCSD shall be interpreted as approval by the <br />General Manager or his designee except for those approvals specifically delegated by <br />law to the Board of Directors. <br />H. All references to bonding shall mean a bond or any other security acceptable to <br />MHCSD. <br />I. All conditions of approval and all applicable impacts and mitigation measures identified <br />in the SP III plan and SP III EIR are to be met prior to filing of any of the project's Final <br />Maps unless specifically noted under a condition and shall be in compliance with the <br />MHCSD standards and specifications and as directed by the MHCSD General Manager. <br />The MHCSD General Manager may defer a condition if bonding is provided and it can <br />be demonstrated to the satisfaction of the MHCSD General Manager that it is not <br />required for the phase of Tract 3481 being developed. <br />J. All public lands shown on the tentative map shall be dedicated or offered for dedication <br />to MHCSD at the time of approval of the Final Map in accordance with the PLEP <br />Ordinance, if applicable. <br />K. All street sections shall meet all applicable State Fire Code requirements as determined <br />by the MHCSD General Manager. <br />L. Groundwater rights shall be dedicated to the MHCSD upon approval of Final Maps. <br />M. Whenever all or any portion of a local or arterial street is constructed, the improvements <br />shall include the installation of all streetlights. The Neighborhood lighting shall be <br />provided as required by the MHCSD Design Manual and as determined by the General <br />Manager. <br />N. Restricted access shall be shown on the Final Map and shall be in accordance with the <br />Master Plan, the Design Manual, and the MHCSD's Specifications and as determined by <br />the General Manager. <br />O. The developer shall prepare an SB 221 report to address the community's potable water <br />supply needs prior to filing of any of the project's Final Maps. <br />P. Recycling of construction wastes, such as wood and metal, shall be made part of the <br />improvement plans and construction specifications for contractors in compliance with <br />MHCSD requirements. Condition shall be met before approval of final maps. <br />Q. The General Manager shall have the flexibility to implement alternative funding of the <br />various improvements subject to existing agreements and ordinances. <br />R. All residential buildings shall be wired per specifications in the "Low Voltage <br />Construction Pre -wire Guidelines" and other specifications provided by the MHCSD. <br />S. Lots C, D and E shall be eliminated and the property line on Lot G shall be aligned. <br />T. Restricted access shall be provided on J Drive and all lots that side on H way and C <br />Drive as determined by the MHCSD General Manager. <br />U. The project shall comply with the Fire Protection Plan as determined and required by the <br />MHCSD General Manger. <br />V. Since Lots 1-31 do not have public street access, a Final Map for said lots shall not be <br />recorded until public access is provided or adjacent property is developed which <br />provides public access. <br />15 <br />
