Arterial Street Sections for Grant Line Road, De Anza Boulevard, and Mountain House <br />Parkway shall comply with all Community Approvals including applicable provisions of <br />the MHCSD Design Manual. <br />D. Roadway, streetscape, and landscaping shall be designed consistent with all <br />Community Approvals including applicable provisions of the MHCSD Design Manual. <br />Timing: the design plans associated with each phase of the development shall be <br />completed and approved by the MHCSD General Manager prior to the approval of the <br />Final Map for that phase. <br />E. Landscaping of Community, Arterial, and Neighborhood Entries shall be installed <br />concurrently with the landscaping of adjacent streets. Entries shall be designed <br />consistent with all Community Approvals including applicable provisions of the MHCSD <br />Design Manual, and shall be reviewed and approved by the MHCSD General Manager <br />concurrently with the adjacent street Improvement Plans. Timing: Improvement Plans <br />for entries shall be approved by the MHCSD prior to the approval of the project's Final <br />Map. <br />F. Provide Neighborhood Entries on Grant Line Road at "C" Drive with dimensions of 15 <br />feet x 40 feet back of right of way with the 40 foot dimension paralleling the arterial. <br />G. Provide Neighborhood Entries on De Anza Boulevard at "J" Drive and at "S" Street with <br />dimensions of 15 feet x 40 feet back of right of way with the 40 foot dimension <br />paralleling the arterial. <br />H. Community Entries shall be provided at the intersection of Grant Line Road and <br />Mountain House Parkway. In addition to the landscaping, Entry Monument Portal <br />Structures, themed in the Civic Italianate architectural style will be constructed, per the <br />current requirements of the Master Plan and MHCSD Design Manual, and these <br />structures will contain commemorative plaques which notate the historic Lincoln <br />Highway. <br />I. Pre -approved Lincoln Highway Association signs will be added along the Grant Line <br />Road corridor as additional markers to inform motorists, pedestrians, and bicyclists of <br />the significance of this corridor. <br />J. The roadway landscape construction plans shall be processed and approved by the <br />MHCSD General Manager concurrently with the Improvement Plans for any phase on <br />the Neighborhood A/B development. <br />K. The collector street network and landscape treatments shall comply with all Community <br />Approvals including applicable provisions of the MHCSD Design Manual and MHCSD <br />Standards. <br />L. The commercial collector street, "R" Drive, shall be in conformance with the MHCSD <br />Design Manual, Chapter 3, Pages 22-23, and shall comply with all Community <br />Approvals and MHCSD Standards. Timing: prior to approval of the First Final Map. <br />M. All residential lots that are siding or backing onto a Collector Street shall have Masonry <br />Walls and Landscaping, installed within a 5 foot wide Landscape Easement, back of <br />sidewalk on the Collector Streets. Landscaping and masonry walls shall be designed <br />consistent with all Community Approvals including applicable provisions of the MHCSD <br />Design Manual and MHCSD Standards, and shall be reviewed and approved by the <br />MHCSD General Manager concurrently with the adjacent street Improvement Plans. <br />Timing: Improvement Plans approved by CDD and MHCSD prior to first building permit. <br />25 <br />
