N. Landscaping and architectural design of all parcels designated as HOA or Landscape <br />Maintenance District, shall be consistent with all Community Approvals including <br />applicable provisions of the MHCSD Design Manual and MHCSD Standards. The <br />design plans associated with each phase of the development shall be completed and <br />approved by the MHCSD General Manager prior to the approval of the Final Map for <br />that phase. <br />O. Masonry walls shall be installed at the property line between residential properties and <br />all public or private parcels. View Fencing or no fencing may be permitted in locations <br />where residences face the Open Space as deemed appropriate by the MHCSD. Plans <br />to be consistent with all Community Approvals including applicable provisions of the <br />MHCSD Design Manual, MHCSD Standards, and any applicable Special Purpose Plan. <br />Timing: Improvement Plans approved by CDD and MHCSD prior to first building permit. <br />Walls or fencing may be constructed at the same time as house fencing. <br />P. All landscape pedestrian through -block connections shall be a minimum of 30 foot width. <br />Larger width may be required in specific areas as deemed necessary by MHCSD. <br />Timing: prior to approval of the First Final Map. <br />Q. Pathways within pedestrian through -block connections or landscape corridor shall be a <br />minimum of 8 foot width and shall be consistent with all Community Approvals including <br />applicable provisions of the MHCSD Design Manual and MHCSD Standards. <br />R. Community Wall alignments along Grant Line Road and De Anza Boulevard, adjacent to <br />residential properties, shall undulate and shall be consistent with all Community <br />Approvals including applicable provisions of the MHCSD Design Manual and MHCSD <br />Standards. Property lines shall follow the alignment of the Community Walls. A <br />continual five-foot maintenance easement shall be provided on the residential lot side of <br />the community wall and shall be recorded with the final map. Timing: prior to First Final <br />Map. <br />S. Indicate all Landscape Setback areas within Commercial and Industrial zones as <br />required by the Master Plan. Timing: prior to approval of the First Final Map. <br />33. A/B Neighborhood Parks: <br />A. The neighborhood parks identified within Specific Plan III shall be dedicated to MHCSD <br />or an offer of dedication to the MHCSD shall be recorded with the First Final Map. <br />Timing: condition shall be met with approval of First Final Map of Neighborhood A/B. <br />B. The entire A/B Neighborhood Park shall be designed consistent with all Community <br />Approvals including applicable provisions of the Parks, Recreation and Leisure Plan and <br />the MHCSD Design Manual. The design of the park shall be reviewed and approved by <br />MHCSD. Timing: condition shall be met prior to approval of First Final Map. <br />C. The MHCSD General Manager may allow the Neighborhood Park to be constructed in <br />phases to be consistent with usage demand and other public interest considerations. <br />Final design of the first phase of the Neighborhood Park shall be completed before its <br />construction. Construction of the first phase of the neighborhood park shall begin no <br />later than the time at which 50% of the dwelling units for Neighborhood A/B (separate <br />from Neighborhood D) or school attendance area, whichever is sooner, have been <br />issued a building permit. The Park shall be completed no later than the time at which <br />80% of dwelling units for the neighborhood have been issued building permits. <br />Completion time may be modified by the MHCSD General Manager to reflect <br />construction, weather, budget, or other public interest contingencies. <br />D. A formal agreement for joint use of parks and recreation facilities with adjacent K-8 <br />schools shall be required prior to construction of the park.
