COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Bill Factor, 468- <br /> 3152) <br /> GENERAL <br /> 1. Tentative Map Compliance: The Final Map(s)shall be in substantial compliance with the <br /> Tentative Map dated , and all Conditions of Approval. <br /> a. The project shall comply with applicable policies of the Mountain House Master Plan, the <br /> College Part at Mountain House Specific Plan III, and all other applicable Community <br /> Approvals, with respect to a Preliminary Map as that term is defined in the Mountain <br /> House Development Title. <br /> b. Minor modifications to lot configurations may be allowed by the Community Development <br /> Director without requiring a new Major Subdivision application or a Revision of Approved <br /> Actions application. <br /> Timing: Prior to Final Map approval and any other Development Approvals subsequent to the <br /> Tentative Map. <br /> 2. Consistency: Final maps and improvement plans within the boundaries of the Tentative <br /> Map shall be reviewed by the San Joaquin County Community Development Department <br /> and found consistent with the approved Tentative Map, including all conditions of approval, <br /> the Mountain House Master Plan, Specific Plan III, Development Title, and all other <br /> applicable Community Approvals. <br /> Timing: Prior to approvals and prior to issuance of development permits. <br /> 3. Development: A Notice of Subdivision Restriction shall be placed on the Final Map and <br /> recorded as a separate instrument that restricts the development of the subdivided lots and <br /> the designated remainder, if any, until they are further subdivided. <br /> 4. Specific Fees: The applicant shall be subject to the following specific fees, unless said fees <br /> have already been paid as part of a prior Major Subdivision application: <br /> Agricultural Mitigation Fee. If a Countywide agricultural mitigation fee is established in the <br /> future, an agricultural mitigation fee, based on each agricultural acre converted to an urban <br /> use, shall be paid by the developer to the County as specified in the ordinance. Any lands <br /> that have a recorded Final Map prior to the adoption of an agricultural mitigation fee shall not <br /> be subject to the fee. [MHMP Implementation Measure 3.2.5 (a)] <br /> Master Specific Plan Cost Reimbursement Fee. The developer shall pay the Master <br /> Specific Plan Cost Reimbursement Fee. The fee will be placed in an interest bearing <br /> account managed by the Community Development Department. Upon recordation of the <br /> first Final Map, the fee shall be disbursed to the Mountain House Master Plan Master <br /> Developer(Trimark Communities, LLC). The total fee is currently .
