J <br /> B. The location of the driveway across from the main entrance to this project shall be <br /> relocated easterly to align properly with the intersection of Central Parkway. <br /> C. Street Corners shall provide acceptable turning radii that comply with all federal and <br /> state safety standards. Sight distance requirements shall be met per MHCSD <br /> standards. <br /> D. Pavement Markers shall be required for the intersection of D Street and C Street. <br /> Parking will be prohibited 100 feet from each side in either direction of the intersection. <br /> Visibility shall be maintained within the sight triangle. <br /> E. Curb bump outs or other traffic calming devices may be required on A Street as <br /> determined by the MHCSD. No parking shall be permitted on the South side of A Street. <br /> F. A westbound, right-turn, 100 foot deceleration lane is required at the intersection of <br /> "Central Parkway"and "F Street". Additional RNV may be needed for the lane. <br /> 19. Transportation Management: <br /> A. The developer shall coordinate with the MHCSD to locate bus stops within the <br /> residential portions of Tract 3557 pursuant to the requirements of the MHCSD's TDM <br /> and TSM policy document. The proposed Bus Stops shall be relocated to mid block as <br /> determined by the MHCSD. The number of Bus Stops shall be determined by the <br /> MHCSD. <br /> B. The applicant shall comply with the requirements of the Transportation Demand <br /> Management and Transit Plan (Hoyt, 1997)as administered by the MHCSD. Timing: <br /> ongoing. <br /> C. Alleys and T-intersections shall be designed with adequate right-of-way and radii to <br /> allow passage and turning movement for waste collection vehicles and fire trucks. <br /> D. Use Autoturn to ensure the intersection at"F Street"and"A Street"and the intersection <br /> of"C Street"and "D Street"will accommodate emergency and service vehicles. <br /> E. The applicant shall prepare a Safe Route to School plan for approval by the school <br /> district and MHCSD. <br /> 20. Truck Management Plan: Traffic shall comply with the Construction Truck Management <br /> Plan administered by the MHCSD. Project construction plans shall include specifications to <br /> the contractor outlining compliance requirements. A traffic control plan showing <br /> construction traffic routes within the MHCSD's boundary shall be provided for approval by <br /> the MHCSD prior to beginning of any construction. This plan is required from the developer, <br /> the builders, and all contractors and subcontracts working within MHCSD's boundary. The <br /> applicant shall pay all review fees prior to approval of the plan. <br /> 21. Community Walls: <br /> A. Sound walls, meeting the design requirements contained in the MHCSD Design <br /> Guidelines, shall be installed on arterial streets (except for Central Parkway)when the <br /> adjacent development (or phased development) has abutting lots. The length of the <br /> sound wall shall match the total length of the lots abutting the arterial street plus an <br /> additional length that will close a gap to a previously constructed wall not more than 200 <br /> feet away. The wall shall undulate and shall be consistent with all community approvals. <br /> B. The sound walls shall be constructed consistent with the MHCSD Design Manual, the <br /> Master Plan and as shown on the preliminary sound wall plans, unless otherwise <br /> determined by the MHCSD General Manager. <br /> 21 <br />
