Approvals including applicable provisions of the MHCSD Design Manual and any <br /> applicable Special Purpose Plan. Timing: prior to approval of first Final Map. <br /> C. The applicant shall submit a complete set of Landscape Guidelines Improvement Plans <br /> for Tract 3557 and for 1-205 Freeway Overpass. Landscaping and architectural design <br /> of public and open space areas shall implement the common design theme for the entire <br /> Neighborhood 'A/B' and shall be consistent with all Community Approvals including <br /> applicable provisions of the MHCSD Design Manual and any applicable Special Purpose <br /> Plan. Timing: prior to first Final Map. <br /> D. Site furniture, consistent with the common design theme of Neighborhood 'A/B', shall be <br /> incorporated into the Improvement Plans and shall be consistent with the MHCSD <br /> Design Manual. The site furniture, including "Bus Stop Shelters", shall be a part of the <br /> design plans and shall comply with all Community Approvals including applicable <br /> provisions of the MHCSD Design Manual. Timing: plans shall be reviewed and <br /> approved by MHCSD prior to the approval of the first building permit. <br /> E. Roadway, streetscape, and landscaping shall be designed consistent with all <br /> Community Approvals including applicable provisions of the MHCSD Design Manual <br /> and Standards. Timing: the design plans associated with each phase of the <br /> development shall be completed and approved by the MHCSD General Manager prior to <br /> the approval of the Final Map for that phase. <br /> F. The Roadway Landscape Construction Plans shall be processed and approved by the <br /> MHCSD General Manager concurrently with the Improvement Plans for any phase <br /> within the Tract 3557 development. <br /> G. Neighborhood Entries Construction and Landscaping for Tract 3557 shall be designed <br /> consistent with the common design theme for the entire Neighborhood 'A/B'and with all <br /> Community Approvals including applicable provisions of the MHCSD Design Manual, <br /> and shall be reviewed and approved by the MHCSD General Manager concurrently with <br /> the adjacent Street Improvement Plans. Timing: Improvement Plans for entries shall be <br /> approved by MHCSD prior to the approval of the project's Final Map. <br /> H. The Applicant shall amend as necessary all plantings and irrigation for landscape within <br /> Central Parkway to provide for Tract 3557 Front Entry Walkway Connections to the <br /> Public Street Sidewalk. All work and/or modifications shall be reviewed and approved <br /> by the MHCSD General Manager. Timing: Condition shall be met prior to first building <br /> permit. Completion time may be modified by the MHCSD General Manager to reflect <br /> construction, weather, budget, or other public interest contingencies. <br /> I. Landscaping and architectural design of all parcels, designated as HOA or Landscape <br /> Maintenance District, shall be consistent with all Community Approvals including <br /> applicable provisions of the MHCSD Design Manual and MHCSD Standards. The <br /> design plans associated with each phase of the development shall be completed and <br /> approved by the MHCSD General Manager prior to the approval of the Final Map for <br /> that phase. <br /> J. Community Walls, consistent with the MHCSD Design Manual and MHCSD Standards, <br /> shall be constructed along the residential edge of De Anza Boulevard. Timing: <br /> Improvement Plans approved by CDD and MHCSD prior to first building permit. <br /> K. Alignment for De Anza Blvd. Community Wall shall undulate 0'-8'at approximately 200' <br /> intervals and shall be consistent with all Community Approvals including applicable <br /> provisions of the MHCSD Design Manual and MHCSD Standards. The 0'-8' undulation <br /> is in addition to the De Anza Blvd. Right of Way. Property lines shall follow the <br /> 25 <br />
