[SP3 Implementation Measure <br /> 4.5.2.3 (b).] <br /> Timing: Improvement Plans approved by CDD and MHCSD. <br /> 14.Add COA: Residential lots shall be graded such that the finished floor elevation is <br /> at least 12 inches above the street curb. [SP3 Implementation Measure 4.5.2.3 <br /> (c)•] <br /> Timing: Improvement Plans approved by CDD and MHCSD. <br /> 15. Add COA: In order to help minimize visual impacts of Arterial streets, curb grades <br /> should be established 6-12 inches below the finished grade at the right-of-way <br /> line. Modify COA#30 to read as follows: The applicant shall follow the <br /> recommendations of the Preliminary Geotechnical Services Report Mountain <br /> House Business Park Mountain House, California prepared by Kleinfelder, Inc., <br /> dated November 6, 2002. In addition, the following elements or mitigation <br /> equivalent shall be followed: [SPIII Implementation Measure 4.5.3 (e).] <br /> a) All fill material used for engineered fill at the project site shall meet the <br /> specifications of the Geotechnical Reports. <br /> b) All open cuts shall be in compliance with applicable regulations established <br /> by the Occupational Safety and Health Administration (OSHA) and shall be <br /> closely monitored for evidence of incipient instability. <br /> c) Areas are to be graded to ensure positive drainage and shaped in such a way <br /> as to appear an integral part of the graded or paved surface with smooth, <br /> rounded slope transitions. <br /> d) Given the depth to groundwater at the project site, it may be necessary to <br /> dewater the bottom of excavations. Any dewatering design shall be reviewed <br /> and approved by the geotechnical engineer prior to construction. <br /> e) During excavation activities, groundwater levels shall be lowered and <br /> maintained at least 2 feet below the bottom of the excavation. <br /> f) More site-specific investigations involving more detailed geotechnical <br /> exploration at building pad locations shall be completed prior to the issuance <br /> of building permit. <br /> g) Foundation soils shall be tested by the geotechnical engineer immediately <br /> prior to the placement of concrete to verify that the soils' water content is <br /> 3 <br />
