The General Manager may set an interim fee as a deposit and reconcile to the final cost at <br /> least annually. <br /> 7. Except where provided otherwise in a Project Acquisition Agreement, prior to the recording <br /> of any Map, all infrastructure facilities outside the boundary of the Tentative Map (water, <br /> sewer, storm drainage, electric power, natural gas, telephone, communications, etc.) <br /> necessary to serve the project shall be in place and fully operational.The MHCSD General <br /> Manager may defer the installation of a facility if it can be demonstrated to the satisfaction of <br /> the MHCSD General Manager that it is not required for the phase of Mountain House <br /> Business Park being developed. Any deferral will require the developer to provide the <br /> MHCSD a bond insuring the eventual construction of the facility. <br /> 8. All conditions on the"Will Serve" letter from the Mountain House Community Services District <br /> shall be met prior to approval of Final or Parcel Map.The MHCSD General Manager may <br /> defer the installation of a facility if bonding is provided and it can be demonstrated to the <br /> satisfaction of the MHCSD General Manager that it is not required for the phase of Mountain <br /> House Business Park being developed. <br /> 9. All reference to approvals herein by the MHCSD shall be interpreted as approval by the <br /> General Manager or his designee except for those approvals specifically delegated by law to <br /> the Board of Directors. <br /> 10. All references to bonding shall mean a bond or any other security acceptable to MHCSD. <br /> 11. All conditions of approval and all applicable impacts and mitigation measures identified in the <br /> Mountain House Business Park Initial Study are to be met prior to filing of any of the project's <br /> Final or Parcel Maps unless specifically noted under a condition and shall be in compliance <br /> with the MHCSD standards and specifications and as directed by the MHCSD General <br /> Manager. The MHCSD General Manager may defer a condition if bonding is provided and it <br /> can be demonstrated to the satisfaction of the MHCSD General Manager that it is not <br /> required for the phase of Mountain House Business Park being developed. <br /> 12. All public lands shown on the tentative map shall be dedicated or offered for dedication to <br /> MHCSD at the time of approval of the Final or Parcel Map in accordance with the PLEP <br /> Ordinance, if applicable. <br /> 13. All street sections shall meet all applicable State Fire Code requirements as determined by <br /> the MHCSD general Manager. The MHCSD will make its best efforts not to increase the <br /> right-0f-way widths as shown on the maps. <br /> 14. Groundwater rights shall be dedicated to the MHCSD upon approval of Final or Parcel Maps. <br /> 15. Whenever all or any portion of a local or arterial street is constructed,the improvements shall <br /> include the installation of all streetlights.The Neighborhood lighting shall be provided as <br /> required by the MHCSD Design Manual and as directed by the General Manager. <br /> 16. Restricted access shall be shown on the Final or Parcel Map and shall be in accordance with <br /> the Master Plan, the Design Manual, and the MHCSD's Specifications and as directed by the <br /> General Manager. <br /> 17. Record Drawings shall be provided prior to acceptance of the improvements by the MHCSD. <br /> Record Drawings shall also be provided in digital format consistent with MHCSD File Format. <br /> 18. Final or Parcel Map Digital File: A digital file of the Final or Parcel Map shall be submitted to <br /> the MHCSD and to the Community Development Department. The digital file format shall be <br /> consistent with requirements of the County Assessor and Community Development <br /> Department GIS division and the MHCSD digital file format Condition shall be met prior to <br /> 9 <br />
