If the General Manager authorizes the facility to be delayed, the developer shall <br /> provide adequate bonding to the MHCSD assuring construction at the time the MHCSD <br /> General Manager determines the facilities to be required. Upon acceptance, the Facilities <br /> shall be dedicated to the MHCSD. This condition can be satisfied by an agreement <br /> acceptable to the MHCSD that the required facilities will be constructed on this schedule. <br /> 27. O &M Vehicles: Prior to the issuance of the first building permit developers will deposit in a <br /> MHCSD maintained Vehicle Capital Fund an amount equal to their prorata share (based on <br /> the CFF Plan Fee formula as determined by the MHCSD)of the total cost of O&M Vehicles <br /> as that cost is specified in the latest update of the CFF Plan Fees. <br /> 28. Police and Fire Vehicles: Prior to issuance of the first building permit developers will deposit <br /> in a CSD maintained Vehicle Capital Fund an amount equal to their prorata share (based on <br /> the CFF Plan Fee formula as determined by the MHCSD)of the total cost of Police and Fire <br /> Vehicles as that cost is specified in the latest update of the CFF Plan Fees. <br /> 29. Transit Vehicles: Prior to the issuance of the first building permit, developers will deposit in a <br /> CSD maintained Vehicle Capital Fund an amount equal to their prorata share(based on the <br /> CFF Plan Fee formula as determined by the CSD)of the total cost of Transit Vehicles as that <br /> cost is specified in the latest update of the CFF Plan Fees. <br /> 30. Temporary Turnarounds: All streets,which are to be stubbed for future extension, will require <br /> temporary turnarounds unless waived by the MHCSD General Manager and shall be shown <br /> on the Improvement Plans. <br /> 31. Recyclable Construction Waste: Recycling of construction wastes, such as wood and metal, <br /> shall be made part of the improvement plans and construction specifications for contractors in <br /> compliance with MHCSD requirements. Condition shall be met before approval of Final or <br /> Parcel maps. <br /> 32. Traffic and Transportation: The subdivider shall improve all streets shown on the Tentative <br /> Map and other transportation improvements as stated in the following conditions. The street <br /> improvements shall include all street pavement, curbs, gutters, sidewalks, landscaping, <br /> lighting, signs, traffic signals when warranted, underground utilities, etc. The MHCSD may <br /> allow phased improvements subject to subdivision agreement or bonding.All the building <br /> permit numbers referred to in the following conditions are in addition to E, F, and G unless <br /> specifically noted under a condition. <br /> 33. The General Manager shall have the flexibility to implement altemative funding of the various <br /> improvements subject to existing agreements and ordinances. <br /> 34. The following statement applies to all the conditions listed here. If the MHCSD General <br /> Manager determines that a facility or a street improvement is not yet warranted, the General <br /> Manager may allow the facility or the street improvement to be delayed. The developer shall <br /> provide adequate bonding to the MHCSD assuring construction at the time the MHCSD <br /> General Manager determines the facility or the street to be required. The MHCSD General <br /> Manager may also allow for phasing of an improvement, if bonding is provided and it can be <br /> demonstrated with a traffic study, or other pertinent technical analysis, to the satisfaction of <br /> the MHCSD General Manager that the full improvement is not required for the phase of <br /> Mountain House Business Park being developed. Upon acceptance, the Facilities shall be <br /> dedicated to the MHCSD. <br /> 35. The applicant shall comply with the results of the annual monitoring report prepared by the <br /> MHCSD. <br /> 36. The developer shall pay the fair share of the widening of Grant Line Road to the standards <br /> shown in the Master Plan, SP III and the MHCSD's Standards from Mountain House Parkway <br /> to Great Valley Parkway prior to issuance of the 1,600th building permit within SPIII or 2250th <br /> 11 <br />
