(Development Title <br /> Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee currently is$168.96 per additional daily trip-end <br /> generated in the Lockeford area. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. (Resolution R- <br /> 00-433) <br /> d. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> e. Verification shall be obtained from the Solid Waste Division (468-3066)that this development has <br /> met the requirements of the Waste Plan Format for Development Projects. The Final Site Plan is <br /> required upon submittal of verification. <br /> f. All parking related to this business shall be outside of the County right-of-way. <br /> NOTE: Any construction activity that results in the disturbance of at least one acre of soil shall require a <br /> State NPDES construction permit. <br /> 3. ENVIRONMENTAL HEALTH DEPARTMENT(Staff Contact Lisa Medina,468-3455) <br /> a. The Environmental Health Department requires a soil suitability study incorporating proposed staff <br /> and customer use and indicating that the area is suitable for septic tank usage. This must be <br /> performed prior to the issuance of building permits(Development Tide Section 9-1105.2[d]). A <br /> review fee of$186.00 must be paid at the time of submittal to the Environmental Health Department. <br /> The sewage disposal system shall comply with the on-site sewage standards of San Joaquin County <br /> prior to approval. A percolation test that meets the absorption rates of the manual of septic tank <br /> practice or the EPA Design Manual for on-site wastewater treatment and disposal systems is <br /> required for each parcel. A permit fee of$93.00 per percolation hole is required. <br /> b. State on revised site plans the maximum number of employees and customers the sewage disposal <br /> system is being designed for. In addition, show on revised plans that the leach field area will be <br /> barricaded so that it cannot be driven over, parked on, or used as a storage area. This leach field <br /> area must be used for that specific purpose only, and it cannot contain any underground utility lines <br /> (Development Title Section 9-1110.4[c][5]). The additional 100 percent sewage disposal <br /> replacement area shall be noted on the revised site plans in accordance with San Joaquin County <br /> Sewage Standards. <br /> NOTE: The Environmental Health Department Sewage Standards do not allow driving over or <br /> parking vehicles on the sewage disposal system as originally drawn. <br /> c. Repair the existing septic system under a sanitation permit and inspection by the Environmental <br /> Health Department.
