SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc (Live Oak) was contracted by Pat Van Groningen to <br /> conduct a Soil Suitability Study for the property located at 13300 South Jack Tone <br /> Road, Manteca, California (Plate 1). <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development Code. <br /> The formatting of the report has been designed to follow the recommendations of the <br /> San Joaquin County Environmental Health Department as described in its Soil <br /> Suitability Study Requirements Checklist. <br /> Proposed Development <br /> A minor subdivision is proposed to divide the Site into a homesite parcel and a <br /> designated remainder (Plate 2). Ms. Van Groningen indicated that, beyond a pool <br /> house under construction to the northeast of the residence, no changes to the use of <br /> the Site are planned. <br /> Site Description <br /> The Site consists of Assessor's Parcel Number (APN) 203-040-03, approximately 64 <br /> acres in size. It is located at 13300 South Jack Tone Road, Manteca, California. The-- <br /> Site consists of agricultural land with a house. A domestic well and irrigation well are <br /> also located on the Site. (Plate 3). <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 50 feet above mean sea level (Plate 4). The Site is relatively flat. <br /> The San Joaquin County Community Development Department web site states that the <br /> Site is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This <br /> zoning designation "is established to preserve agricultural lands for the continuation of <br /> commercial agricultural enterprises." <br /> LOGE 1515 Page 1 <br />
