On June 28, 1991 , a demolition permit for a gas station was issued. All structures <br /> were removed. <br /> There are currently no structures on the property. <br /> Approval Process <br /> To approve a Zone Reclassification, the Board of Supervisors shall determine <br /> that the following statements are true: (a) The proposed zone district is <br /> consistent with the General Plan, any applicable Master Plan, and any applicable <br /> Specific Plan, and (b) the proposed zone district is reasonable and beneficial at <br /> the time. (Development Title Section 9-812.4) If the application is approved, the <br /> applicant may then submit a building permit for the construction of a single-family <br /> residence. <br /> Bases for Zone Reclassification <br /> The proposed zone district is consistent with the General Plan, any applicable <br /> Master plan, and any applicable Specific Plan. <br /> • This determination can be made because the proposed AL-5 zone is <br /> a consistent implementing zone for the A/L General Plan <br /> designation. <br /> The proposed zone district is reasonable and beneficial at the time. <br /> • This determination can be made because the surrounding area is <br /> currently zoned AL-5. This project meets all General Plan density <br /> requirements for the AIL designation. The underlying project for the <br /> Zone Reclassification is for the construction of a single-family <br /> residence, which is a permitted use in the AL-5 zone. <br /> Infrastructure Requirements <br /> Wastewater Treatment <br /> Parcels in Agricultural areas may be served by a septic system. (General <br /> Plan, Volume I, pg. IV-103) A septic system that meets the requirements of <br /> the Environmental Health Division and Development Title Section 9-1105.2(a) <br /> will be required at time of development. <br /> Water Supply <br /> Parcels in Agricultural areas may be served by an individual well. (General <br /> Plan, Volume I, pg. IV-105) A well that meets the requirements of the <br /> Environmental Health Division and Development Title Section 9-1120.2(a) will <br /> be required at time of development. <br />
