Recommendations <br /> Action <br /> It is recommended that the Planning Commission: <br /> 1. Approve the Negative Declaration; and <br /> 2. Forward Zone Reclassification No. PA-0400616 to the Board of Supervisors with a <br /> recommendation of approval based on the ability to make the required "Bases for Zone <br /> Reclassification." <br /> Bases for Zone Reclassification <br /> 1. The proposed zone district is consistent with the General Plan, any applicable Master plan, and <br /> any applicable Specific Plan. <br /> • This determination can be made because the proposed AL-5 zone is a consistent <br /> implementing zone for the AIL General Plan designation. There are no applicable <br /> Master Plans or Specific Plans. <br /> 2. The proposed zone district is reasonable and beneficial at the time. <br /> • This determination can be made because the gas station no longer exists, and a <br /> residence is a less intensive use than commercial uses. The area to the south, east, <br /> and west is currently zoned AL-5.
