CONDITIONS OF APPROVAL <br /> HINRICHS <br /> MS-91-45 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval : <br /> a. The frontage improvements for Jack Tone Road across Parcel #1 <br /> shall be constructed in conformance with the standards for <br /> one-half of an 84-foot right-of-way farm or estate subdivision <br /> street. The construction of the frontage improvements will <br /> be deferred, upon execution by the owner of a Deferred <br /> Frontage Improvement Agreement, prior to approval of the <br /> Parcel Map. (A $250. 00 fee currently is required for <br /> processing per Planning Title Section 9-10500 in addition to <br /> a copy of the Grant Deed and an estimate. <br /> b. Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map. <br /> C. All easements of record shall be shown on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> d. A Parcel Map is required. <br /> e. Remainder shall be designated as "Designated Remainder" on <br /> the Parcel Map. <br /> f. The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of the <br /> building permit application. (The fee is $2 , 087 . 00 for each <br /> single family dwelling unit in the Ripon area. The fee shall <br /> be automatically adjusted annually by the ENgineering <br /> Construction Cost Index as published by the Engineering News <br /> Record) . <br />
