k <br /> ' F <br /> SOIL SUITABILITY STUDY <br /> Introd._ution_ <br /> Live Oak GeoEnviron mental, Inc (Live Oak) was contracted by John and Arthur Van <br /> Groningen to conduct a Soil Suitability Study for the for the Van Groningen property <br /> located at 13799 East Clinton South Avenue. The Site also includes a portion of the <br /> adjacent property located at 20500 South Jack Tone Road, Ripon, California (Plate 1). <br /> The formatting of the report has been designed to follow the recommendations of the <br /> San Joaquin County Environmental Health Department as described in its Soil <br /> Suitability Study Requirements Checklist. <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(4) of the San Joaquin County Development code. <br /> Proposed Development <br /> The proposed project is a minor subdivision to separate the existing residence from the <br /> remaining land (Plate 2). No changes in use of the Site are anticipated. <br /> Site Description <br /> The Site is 48,,.6,6,�/acr6s in size. It consists of two parcels, Assessor's Parcel Number <br /> (APN) 245-1 0-31, 'Io aced at 13799 East Clinton South Avenue, and a portion of the <br /> adjacent property to the north, APN 245-160-24, located at 20500 South Jack Tone <br /> Road. The County project application number has not yet been assigned. The Site <br /> southern parcel is currently almond with a...r_es'tdence; the northern portion is <br /> crop land planted with wheat ne domestic w ter well d one septic system serve <br /> the needs of the residence; tw �wells-aFal present on the Site. A recent <br /> aerial photograph of the Site is included as Plate 3:___ <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 55 to 60 feet above mean sea level. The ground surface in the <br /> area slopes downward gently toward the southwest (Plate 4). <br /> The San Joaquin County Community Development Department web site states that the <br /> Site is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This <br /> zoning designation "is established to preserve agricultural lands for the continuation of <br /> commercial agricultural enterprises." <br /> LOGE1010 Page 1 <br />
