(§ 1.0) INTRODUCTION <br /> This Soil Suitability Study presents the results of my investigation concerning the soil <br /> characteristics and groundwater under the subject property referenced on the Title Page7v] <br /> completed to satisfy the requirements of the San Joaquin Environmental Health Department <br /> (EHD), specifically: 1.) To determine if the four Parcels proposed to be a part of the five Pasubdivision are acceptable for the proper operation of a septic system which will function as <br /> intended for its anticipated lifespan, and 2.)Provide analysis and recommendations based upenvironmental criteria encountered in this study. This report is in compliance with the <br /> requirements for a Soil Suitability Study under Development Title Section 9-1105.2 Item (d <br /> San Joaquin County Ordinance Codes. <br /> Within the text of this Report, bolded Section (§) numbers will be referenced at the beginning of <br /> an applicable sentence,paragraph or paragraphs, or Appendices that correspond with the EHD <br /> Requirements Checklist for a Soil Suitability Study. <br /> .,/(§ 2.0) SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION <br /> (§ 1.1, 1.2, 2.1 )The purpose of this project is to subdivide an existing 39.7 acre Parcel, into four <br /> 5-acre Parcels and a Designated Remainder. It is proposed to construct single family residential <br /> (SFR)structures on Parcels 1, 2, 3 and 4, which are currently vacant. The Designated Remainder <br /> presently contains animal barns/buildings, goats and llamas, a retention basin, three mobile homes <br /> and one house, septic systems for these structures, and a domestic well directly northeast of the <br /> mobile homes. An agricultural well with an aboveground rotary pump is located west of the <br /> animal barns. Found directly south of this well, is a sump approximately 20 feet by 20 feet. A <br /> turbine pump is 30 feet northwest of the pressure tank associated with the aboveground rotary <br /> pump. The turbine pump is used to transfer water pumped into the referenced sump, back to the <br /> barns. This arrangement was installed before the Olcese's purchasing the ranch in 1983. It is <br /> unknown why the turbine pump was installed to"pick-up"water from the sump and transfer it <br /> back to the barns. <br /> There is no proposal to build any additional buildings on the Designated Remainder. Each parcel <br /> area and orientations are denoted on the attached Tentative Map, found in Appendix A. (§ 3.7) It <br /> is possible EHD would support second unit dwellings on proposed Parcels 1, 2, 3 and 4, for a total <br /> of eight septic systems on these four Parcels comprising 20 acres. This is a density of one septic <br /> system per 2.5 acres, which can be considered low. Taking into account septic systems for the <br /> existing house and three mobile homes, and assuming they all have separate systems since there <br /> were no records at EHD, bring the total systems to: 4+ 8 = 12 systems on 39.7 acres, or one system <br /> for every 3.3 acres. <br /> LLandother <br /> .1) The subject property is 5.5 miles east of Acampo, one-quarter mile north of <br /> . Surrounding property use consists predominately of low density single family <br /> anchettes, pasture, a dairy and other confined animal facilities such as horse ranches, <br /> es of ag buildings.
