APN: 007-280-22 <br /> INTRODUCTION AND PROPOSED DEVELOPMENT <br /> The parcel to be subdivided contains 39.7 acres. The zoning is AL-5. No zoning change is <br /> required. The site has frontage on Pearl Road(Parcel 1) and Jack Tone Road(Remainder). <br /> Parcels 2,3 &4 front on Private Drive. The site is north of Peltier Road located in Section 13, <br /> T4N R7E. The remainder contains a residence and out buildings. The attached Parcel Map shows <br /> the four lots(5 ac. Each) and the 20 acre remainder. The lots are vacant. Hay is the current crop. <br /> There are no structures, drives, wells, septic systems, large trees,pools, or ponds on the proposed <br /> parcels.. The remainder parcel is at a lower elevation and does not appear to be farmed,based on <br /> the vegetation observed. A pond exists on the remainder. A ditch exists on Jack Tone Road(see <br /> photo "C"and along the south p/1. (See photo"D") <br /> PAST, PRESENT/PROPOSED FUTURE USES OF THE SITE <br /> The Environmental Questionnaire completed by the present owner states feed crops have been the <br /> use of the land. They acquired the property in 1989. A map obtained from the Ag. <br /> Commissioner's office shows oats& corn raised on or near the parcel. The four parcels are to be <br /> sold and will probably be residential parcels. <br /> IDENTIFICATION OF ALL PAST/CURRENT SOURCES OF CONTAMINATION <br /> /Research conducted to investigate the potential or known abovelbelow ground sources of <br /> contamination at the site are listed below: <br /> 1. EHD,Inc./Aerials and Topographic Maps <br /> 2. Agricultural Records <br /> 3. Soil Survey Data <br /> j,4. State Records <br /> "5. Local Records/EHD, SJC/Planning Department/SJC; Flood COntr0l/SJC <br /> ` 6. Site Review <br /> ` /The Environmental Data Resources,Inc.,report includes aerial photographs for the years <br /> 1957,1984,1993 & 1998. The development on the remainder was between 1957 and 1984. The <br /> USGS topographic maps are for the years 1953,1968 and 1993.No development is indicated on <br /> the proposed parcels. The EDR Radius check states no listings were found either for surrounding <br /> or target sites. The 100 year flood limit is approximately 1 mile SE from the parcel. <br /> The SJC Agricultural Commissioner's Office reported on permits of record found for the past 5 <br /> years. (2000, 2001 & 2004) The reports indicate pesticide use by the Silva Brothers in 2000 and <br /> r on 77 acres. In 2001, 50 acres were treated by Alpine Helicopter Service for the Silva Brothers. <br /> 1. <br />
