In 2004,44 acres were treated by Alpine Helicopter Svc. It is not conclusive where the
✓ treatment applications were made as the map(included) shows a much larger area than the 20
acres to be subdivided.
The soil survey indicates San Joaquin- Bruella soil type. These soils have slow permeability.
The Central Valley Regional Water Quality Control Board site cleanup list dated April 1, 2005
does not list any active sites on Pearl Road or Jack Tone Road.
✓ The EHD, SJC USTSM Database list does not show any active listings on Pearl Road or Jack
Tone Road. The lines of equal depth map indicates approximately 125'to static water. The SJC
Planning Department print out for the parcel indicates a portion of Lots 1-4 as OS/RC zoning.
Parcel I is affected more than 2,3 or 4. A search of the EHD, SIC septic repair records was
conducted for Jack Tone and Pearl Roads in the vicinity of the parcel. Very few repair records
were found. On Pearl Road installation dates of 1964, 1965 & 1981 were found and no repairs as
` of the present. At 23350 Jack Tone Road a destruction permit for a septic tank was found in
1999,but no record of any replacement system.
A site review was made on May 10,2005 for parcels 14, and again on May 23 to visit the
remainder parcel. Photographs taken are included in this report. The hay had recently been cut.
According to the owner the lease of the land to Silva Brothers terminates in approximately 1
month and will not be extended. The proposed 4 parcels are vacant. The remainder(20 ac.),is
developed at the easterly portion. Farm equipment formerly used by the Olcese family is stored
there. The barn for raising pigs,etc.,remains. A shop for steel fabrication exists along with
trailers, tanks, remants, scrap and old vehicles. The residence is rented. The owner is an absentee
owner. Some farm animals were observed which belong to the renter. The remainder parcel
contains a pond and low areas which retain some of the surface runoff and do not appear to be
farmed.. The private drive from Pearl Road does not continue thru to Jack Tone Road. The land
slopes about 5' in 700'westerly and southwesterly. The ditch at the southerly P/L is also the
northerly P/L for the Silva dairy which is located on Peltier Road and shares a common boundry
` with the parcel to be subdivided.
EVALUATION OF PAST AND CURRENT SOURCES OF CONTAMINATION IDENTIFIED
AT OR NEAR THE SITE AND RECOMMENDATIONS FOR FURTHER ACTION
_ No potential or known source of contamination has been identified in this study. The future uses
of the 5 acre sites are probable homesites for SFR's. Each site will be required to install on site
septic and on site wells. Electricity is available. Research by others has established the operations
at some dairys can transmit ammonia and or amomum up to 30,000 meters. This odors 4udllus
can be an irritant to those downwind but under current standards it does not meet the criteria for a
REC.
CONCLUSIONS AND RECOMMENDATIONS
L v The wells nearest the parcels should be tested during the Soil Suitability Phase. Parcels 2,3 &4
2
V
v
